Location: Andover, MA
Shift Schedule: 3rd shift from 10:00 pm - 6:30 am Monday - Friday
What's the Job?
- Support the maintenance and continuous operation of all HVAC-related building systems including, mechanical (HVAC controls) related electrical and temperature controls systems, critical environments, and coordinate with staff and outside vendors as necessary.
- Understand the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, corrective, and reliable maintenance procedures.
- Accept and log all complaints, status, and follow-up calls in the CMMS database.
- Take immediate action on all alarms. Repair/Correct alarm condition, if possible, otherwise start follow-up trail for each alarm. You are responsible for all alarms that occur during your shift.
- Monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, Centrifugal Chillers, Cooling tower, VAV systems, electrical, emergency backup systems, and hot water systems; monitor operation, adjust, and maintain refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping, and filters; other mechanical and electrical equipment.
- Record readings and make adjustments where necessary to ensure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions, and take corrective action as required.
What's Needed?
- 5+ years facility related work experience, including customer service
- Demonstrated technical expertise in facility related systems
- Certification as a Universal Technician for CFC’s (EPA 608 Universal)
- Working knowledge of computer applications including Microsoft Office and CMMS systems
