Position Overview

As the Superintendent, you will be responsible for overseeing the entire on-site construction project from inception to completion. You will play a crucial role in ensuring that projects are executed safely, efficiently, and to the highest quality standards. Your leadership, technical expertise, and management skills will be instrumental in driving project success and achieving client satisfaction.

 

Responsibilities

  • Construction Site Management:
    • Oversee all aspects of construction site operations, including scheduling, coordination of trades, material deliveries, and safety compliance, to ensure efficient project execution.
  • Team Leadership:
    • Lead and mentor site staff, including Field Superintendents and/or Assistant Superintendents, Field Engineers, and subcontractors, fostering a culture of teamwork, accountability, and excellence.
  • Schedule Management:
    • Develop and maintain detailed project schedules, coordinating with project managers, subcontractors, and suppliers to ensure timely completion of project milestones and goals.
  • Quality Control:
    • Implement and enforce quality control standards and procedures to ensure that construction work meets or exceeds project specifications, industry standards, and client expectations.
  • Safety Management:
    • Promote a strong culture of safety on the construction site, conducting regular safety inspections, enforcing safety protocols, and addressing any safety concerns or violations promptly.
  • Client Communication:
    • Serve as the primary point of contact for clients on-site, providing regular updates on project progress, addressing client concerns, and ensuring client satisfaction throughout the construction process.
  • Subcontractor Management:
    • Coordinate and manage subcontractor activities, including bidding, selection, performance evaluation, and contract administration, to ensure quality workmanship and adherence to project schedules and budgets.
  • Cost Management:
    • Monitor project costs, track expenses, and identify opportunities to optimize project budget and resource allocation while maintaining quality and schedule objectives.
  • Change Management:
    • Manage project changes effectively, including scope changes, design modifications, and unforeseen conditions, while minimizing impact on project schedule, budget, and quality.
  • Regulatory Compliance:
    • Ensure compliance with all applicable laws, regulations, building codes, and safety standards, obtaining necessary permits and approvals and maintaining accurate project documentation.
  • Punch List and Closeout:
    • Oversee the completion of punch list items, final inspections, and project closeout activities, ensuring that all deliverables are completed to the satisfaction of the client and in accordance with contractual requirements.

 

Qualifications

  • Minimum of 7 years of experience in construction management or site supervision, with a focus on multifamily residential projects.
  • Strong leadership and communication skills, with the ability to effectively lead teams, communicate with clients, and resolve conflicts.
  • Thorough understanding of construction methods, materials, and building codes relevant to multifamily residential construction.
  • Proven track record of successfully managing multifamily construction projects from start to finish, including scheduling, budgeting, and quality control.
  • OSHA 30-Hour Construction Safety certification or equivalent preferred.
  • Proficiency in construction management software and tools, such as Procore, PlanGrid, Outbuild or Bluebeam.
  • Ability to work collaboratively with cross-functional teams, including project managers, engineers, architects, and subcontractors.
  • Bachelor's degree in construction management, engineering, or a related field preferred but not required.
