Laredo, United States HomeGrove Full time
Job DescriptionJob Description

We're looking for a highly-skilled property manager with a commitment to excellent customer service and previous industry experience to join our growing team

HomeGrove Residential is a full-service property management firm managing 300+ units across 7 multi-family properties in Laredo, Texas.

With more than 20 years of experience in the Laredo rental market, our mission is to deliver exceptional property management services that exceed the expectations of both our investors and tenants.

As Property Manager, you'll be responsible for managing a group of multi-family properties in our portfolio — overseeing their daily operations and ensuring their financial performance.

This is an exciting opportunity for a proactive, self-motivated individual with a proven track record to advance their career in a dynamic, local company.

Responsibilities

Your responsibilities will include — but are not limited to:

Tenant Relations

  • Screening applicants and facilitating move-ins for new tenants.
  • Collecting and posting deposits, rent, late fees, and other payments in a scheduled, timely manner.
  • Working efficiently with contractors, maintenance technicians, and vendors to complete repairs and service requests.
  • Enforcing community policies, lease terms, renter's insurance requirements, etc.
  • Conducting regular property and unit inspections, following the proper notice requirements, and performing evictions if necessary.
  • Promoting tenant satisfaction by promptly responding to complaints, questions, and requests and taking action to resolve issues as they arise, whether expected or unexpected.

Lease Renewals

  • Improving tenant retention by fostering positive relationships and extending renewal offers to existing tenants.
  • Coordinating with our leasing agents to anticipate and market upcoming vacancies.

Reporting/Strategy

  • Routinely providing source documents to our accounting staff for the facilitation of budgets, financial reports, and projections.
  • Sharing progress updates as needed and meeting regularly with senior management to align the properties' daily operations with the company's strategic goals.

Requirements

  • A minimum of 2 years experience managing small to medium-sized apartment communities (25-50+ units).
  • Great communication and interpersonal skills when interacting with both co-workers and tenants.
  • Fluency in both English and Spanish — our tenant base is bilingual.
  • A solid understanding of local and state landlord-tenant laws and regulations.
  • Proficiency in Microsoft Office and experience with property management software, namely Entrata, and other relevant applications and tools.
  • Strong organizational, problem-solving, and time management skills with the ability to prioritize tasks and meet deadlines.
  • Can work both independently as well as within a collaborative team environment.
  • The flexibility to work varied hours, including overtime, holidays, and weekends, and to relocate across properties as business needs require.
  • A high school diploma or equivalent — a college degree in business administration, real estate, or another related field is preferred.
  • We mandate a criminal background check and drug screening.

Benefits

Your benefits will include:

  • Bonus Incentives
