**INCENTIVE PROGRAM PLUS SALARIED POSITION**


The Ashlar Village Sales Manager is responsible for managing the development of future prospective resident accounts and the sales associated for the 355 IL units. On a daily basis, the Sales Manager is expected to work independently and execute high level financial negotiations to close sales. It is expected that this role will strategize, overcome objections and have the ability to extemporize to meet the ever-changing needs of the business. Responsibilities include managing day to day sales business operations, building relationships with sales prospects, qualifying and conducting proper discovery to drive sales results, requiring industry knowledge and research as requested to stay ahead of trends and incorporate into strategy planning with the Director and Executive Director. This position also requires inside and outside sales initiatives as well as outreach to industry professionals and business partners.

Essential Duties and Responsibilities:

  1. The Sales and Marketing Department is one of the first contacts a prospective resident may have. All members of the department will set a tone of competence, caring and hospitality either on the phone or in person. This role requires regular independent decision making and discretion related to high level business strategies that have been set forth.

  1. Meet with prospects for sales of Independent and Assisted living units utilizing various sales strategies and tactics to sell available inventory and drive occupancy goals. Reports projections, pipeline and weekly results to Director of Sales. Maintain and expand customer base by counseling the Retirement Counselors.

  1. Educate prospects on Ashlar Village CCRC/Life Plan community and benefits. Follow-up on inquiries, leading prospects to application and residency. This includes conducting individual and group tours to prospects and industry professionals, telephone calls, letters, individual and group information sessions on/off site, home visits, invitations to events, etc. input and maintain all prospect activity in computer data base.

  1. Manage prospective residents through the application process and review applications to assure they comply with established criteria.

  1. Process apartment reservation financial deposits for approved applicants including receipts and documentation for transactions.

  1. Coordinates move-in procedures and apartment refurbishment details for new residents working with executive director, administrative staff, facilities management staff and other departments. Must exercise discretion in respect to Masonicare’s policies.

  1. Facilitates completion of all necessary paperwork to move sales process forward to close including financial approval process. Communicates with operational team to provide proper hand off and communication for each move-in.

  1. Leads and manages open houses, special events on campus and community outreach events in collaboration with various departments and business partners. Evening and weekend availability is required.

  1. Develop and implement effective sales strategies to achieve sales targets. Work together with Director of Sales and other sales and marketing personnel to achieve planned occupancy numbers utilizing various strategies and tactics.

  1. Attend Masonicare Sales/Marketing meetings and other programs as requested by the Sales Director.

  1. Serve on various special prospect IL and AL events.

  1. Performs other duties as needed.

Minimum Qualifications:

Education: Bachelor’s degree preferred

Experience: Minimum three years marketing, hospitality or sales experience

Certificates, Licenses, Registrations: Current motor vehicle license
