Summary
The Vice President of Construction reports to the SVP of Design and Construction, and is responsible for the management of delivering data centers from conception, working with Sales,
Operations, Acquisitions, and Innovation and Engineering along the way. This role also works closely with partner contractors to come up with a vertically integrated design, while managing these partner relationships to deliver projects on schedule and within budget. Additional this role will focus on the alignment of long-term operational sustainability with value engineering and cost metrics to deliver products aligned with corporate goals.
The role will include construction operations oversight and delivering data center projects of increasing size and complexity. Collaboration and integration in the sales lifecycle process
including client interface is integral to the role. As Prime continues to expand, the VP of Construction will peer with the Development/Engineering and Finance teams focused on cost and schedule reduction and seek to serve as an agent for change management as we drive product optimization into new and ongoing projects.
- Leads and manages innovation & development, master planning/concept design, standards and technical review.
- Oversees the management and administration of construction functions across all active markets.
- Develops and manages a team of construction project managers responsible for each campus.
- Holds teams accountable to manage overall campus CAPEX budgets and ensure all regions comply with financial controls and policies.
- Ensures customers are satisfied and any issues with their services are remediated in future builds.
- Acts as thought leader and drive coordination and integration of internal stakeholders across all regions.
- RFP development and overall project budgeting, pre-bid planning, oversight and coordination.
- Coordination and supervision of design-build, and design bid build contractors.
- Customer engagement for sales and fulfilment of project requirements.
- Oversight of physical construction activities on site.
- Coordination and logistical planning for all OFCI equipment between procurement and general contractor project management.
- Management of project scope, safety, schedule, stakeholder, and budget.
- Cultivate ability to create business cases and bring projects from concept through internal project approval.
- Collaborate with design team, operations teams and clients.
- Submit monthly project financial reporting including forecasting, cash-flow, etc.
- Review monthly contractor billing and perform job walks to substantiate progress.
- Develop, manage, maintain, and assist with contract negotiation of new and existing vendors.
- Manage input and delivery of work products from internal team members to ensure that new data center spaces align with the project requirements, customer requirements, all engineering standards, applicable codes, and specifications.
- Develop, document, and drive lessons learned, process improvements, cost, and schedule savings initiatives throughout the project lifecycle process.
- Perform and or supervise weekly safety walks to ensure contractors are following Prime EHS policies.
- Drive output of various reports on a monthly and/or quarterly basis for review at leadership level.
- Own resource allocation and project workflow for direct reports and third-party project management continent workforce.
- Encourage and foster a team-oriented environment through positive feedback and coaching to manage individuals, as well as, the team.
- Support sales in customer engagement and fulfilment of requirements as tied to leases and manage delivery in accordance with leases.
- Partner with Construction Cost team, Finance to drive forecast/variance analysis, master service agreements (MSA) and project authorizations for new & existing contractors and vendors are executed.
- Vendor/Contractor management including qualification and relationship building/maintenance.
- Respond on an as-needed basis to emergencies.
Qualifications
- 10+ years’ experience in mission critical construction management practices and procedures
- Data Center experience highly preferred; construction management experience required
- Bachelor’s degree in Construction Management or equivalent professional experience
- Effective presentation development and communication skills
- MS Office experience required, specifically Word, PowerPoint and Excel
