Overview:

Our Home Investments is seeking a highly motivated and experienced Real Estate Project Manager to oversee and manage our residential property flipping projects. The ideal candidate will have a strong background in real estate development, construction management, and project coordination. This role is critical to ensuring that our projects are completed on time, within budget, and to the highest quality standards.


Qualifications:

  • Bachelor's degree in Real Estate, Construction Management, Business Administration, or a related field.
  • Proven experience as a Project Manager in real estate, construction, or property flipping.
  • Strong knowledge of construction processes, building codes, and regulations.
  • Excellent project management skills, with the ability to manage multiple projects simultaneously.
  • Strong negotiation, communication, and problem-solving skills.
  • Proficiency in project management software and tools.
  • Ability to work independently and as part of a team in a fast-paced environment.

Compensation:

$25 to $30 hourly

Responsibilities:

Key Responsibilities:


Project Planning and Management:

  • Develop and implement detailed project plans, defining scope, timelines, budget, and resource needs.
  • Coordinate with architects, engineers, contractors, and other stakeholders to ensure project objectives are met.
  • Monitor project progress and make adjustments as needed to keep projects on track.


Property Acquisition:

  • Assist in identifying and evaluating potential properties for flipping.
  • Conduct feasibility studies, market analysis, and due diligence to assess property viability.
  • Collaborate with legal and finance teams to facilitate property acquisitions.


Budgeting and Cost Management:

  • Prepare, manage, and monitor project budgets, ensuring adherence to financial constraints.
  • Review and approve contractor bids, change orders, and invoices.
  • Identify and implement cost-saving measures without compromising quality.


Construction Oversight:

  • Supervise all construction activities from demolition to final inspection.
  • Ensure compliance with building codes, safety regulations, and company standards.
  • Conduct regular site visits to oversee progress and address issues promptly.


Vendor and Contractor Management:

  • Select, negotiate with, and manage contractors, suppliers, and vendors.
  • Ensure all work meets quality standards and contractual obligations.
  • Resolve disputes or issues with contractors and vendors efficiently.


Quality Control:

  • Implement quality control procedures to ensure the highest standards of workmanship.
  • Conduct final inspections and punch list walkthroughs to confirm project completion and readiness for sale.
  • Address and rectify any deficiencies promptly.


Reporting and Documentation:

  • Maintain comprehensive project documentation, including contracts, permits, and reports.
  • Provide regular project updates to senior management and stakeholders.
  • Prepare and present project status reports, highlighting key metrics, milestones, and issues.


Team Coordination:

  • Lead and coordinate project teams, including internal staff and external partners.
  • Foster a collaborative and productive work environment.
  • Provide guidance, support, and training to team members as needed.


Risk Management:

  • Identify potential project risks and develop mitigation strategies.
  • Address and resolve any issues that arise during the project lifecycle.
  • Ensure that all safety protocols are followed on-site to prevent accidents and delays.


Client and Stakeholder Communication:

  • Serve as the primary point of contact for clients and stakeholders.
  • Ensure clear and consistent communication regarding project progress, issues, and changes.
  • Manage client expectations and ensure satisfaction with the final product.


By fulfilling these responsibilities, the Real Estate Project Manager will play a critical role in the successful completion of property flipping projects, contributing to the overall growth and success of Our Home Investments.
