What we are hiring for: Multi-Site Maintenance Supervisor 

The Multi-Site Maintenance Supervisor is a senior level, on-site role and is responsible for overseeing and scheduling all turns, contractor work, work orders, preventative maintenance and regularly scheduled property maintenance duties for a variety of residential and commercial spaces in downtown Milwaukee. This position and supervises one or more maintenance team members.


Core Skills and Qualifications:

  • Ability to carry out detailed oral or written instructions and communicate effectively
  • Ability to climb ladders safely and without limitation
  • Possess a valid driver's license and ability to drive between properties daily
  • Physical ability to move about on foot to accomplish tasks related to the position
  • This position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting
  • Must be a reliable team player who has the ability to work independently, at a fast pace and will take pride in their work
  • Technical understanding of building trades, such as plumbing, electric, flooring, roofing, carpentry and cleaning procedures/practices
  • Basic computer skills and experience with Property Management software
  • Certifications (such as HVAC) encouraged


Job Duties:

      • Coordinating and directing daily work for direct reports, such as Maintenance Technician, Junior Maintenance Technician, Groundskeeper and/or Janitorial Associate 
      • Completing work orders in a timely fashion and following all maintenance processes and procedures  
      • Estimating time and extent of repairs 
      • Following a preventive maintenance program and performing routine preventive maintenance 
      • Tracking and maintaining material and supply inventory 
      • Tracking time spent on work orders in our property management software 
      • Taking part in On-Call Rotation 
      • Overseeing work performed by outside contractors as necessary 
      • Owning and managing turn process to ensure make readies are completed on time for future move-ins.  This includes but is not limited to scheduling and conducting pre-move-out inspections, move-out inspections, scheduling turn vendors and assisting in the turn process
      • Troubleshooting and making repairs to plumbing, electrical, HVAC and other building systems 
      • Oversight of contracted vendors performing snow removal and landscaping, completing any required logs 
      • Oversight of required annual inspections, including alarms, elevators, fire systems and swimming pools, if applicable to community 
      • Ensuring high level of curb appeal at the community, including coordination of trash pick-up and as needed, cleaning up trash at the property  
      • Adhering to New Land’s level of customer-service standards  
      • Maintaining a safe and healthy work environment by following standards, procedures and safe practices; complying with building codes and regulations 
      • Ensuring all equipment is in good working order and stored properly 
      • Performing regular property walk-throughs to ensure the quality of the building is being upheld 
      • Updating job knowledge and competency by participating in educational opportunities, including but not limited to assigned online courses 
      • Communicating effectively with the Property Management team to ensure all resident and property needs are met
      • Assisting on-site team to prepare for Resident Events; participate, if available 
      • Maintaining on-site records in an organized manner, including work logs and SDS sheets 

      People Management, Development, and Support 
      • With assistance from HR and the Property Manager, hires, coaches, trains, disciplines when necessary, and develops and supports the Maintenance Technicians. Supports the establishment and implementation of an employee development plan for each team member
      • Fosters a spirit of cooperation and teamwork between the Maintenance, Property Management, and Leasing departments, effectively communicating with all staff
      • Performs reviews of direct reports on a quarterly basis, as well as 1:1s and other meetings 
      • Assists maintenance team members and the Property Manager with inspections, the improvement and maintenance of the physical aspects of the Building, and the following of processes and procedures 
      • Assists/fills in when positions are vacant or team members are on vacation
      • Is available and takes a leadership role in emergency situations (no heat, pipe burst, etc.) and promptly and thoroughly reports issues to Company leadership

General Notes

  • This position reports to the Senior Multi-Site Property Manager.
  • This is a non-exempt position, hourly.

  • Shift is typically 7:30am – 4:30pm Monday-Friday. There may be weekend and after-hour work that is required, due to property emergencies, assisting staff or during on-call rotation.
