Project Manager/Estimator 

 

KEY RESULTS AREAS:   

  1. Ensure Project Completed on Time & Within Budget 
  1. Information transfer to field crews 
  1. Manage Customer Expectations 
  1. Create Realistic Estimates 
  1. Billing on time & payments received 
  1. Monitor & Report job productivity 
  1. Project Closeout 
  1. Stay on Top of C/O’s.  (Creation, Customer Communication, Capture Correct $ Amt, Get Paid) 
  1. Improve, refine and communicate processes to limit waste 

 

ADDITIONAL DUTIES: 

  • Do whatever it takes to manage job and make it successful 
  • Weekend/afterhours coverage 
  • Prepare realistic estimates from owner plans and specifications  
  • Transfer all pre-construction/estimating information for new contracts to DOFO, Superintendent and Foremen 
  • Make sure project is completed on time and within budget 
  • Make sure projects get billed on-time and the payments are received in a timely fashion 
  • Make sure CO’s are tracked, requested/reviewed and billed 
  • Monitor & report job productivity to optimize job task efficiency (i.e. “Scoreboard”) 
  • Project Closeout (i.e. make sure as-builts, warranties, punch lists, bonds, etc. completed in a timely fashion) 
  • Information Transfer to Field Crews 
  • Keep information current on Procore, get new prints to guys in field 
  • Conversion of a successful estimate to the company's job cost system 
  • Complete Scope Reviews with customers 
  • Review contracts for accuracy, sign and return to customer 
  • Obtain/maintain COIs for Merritt and subs 
  • Assistance, as needed, from Director of Project Management/Estimating 
  • Assist Superintendents, in scheduling, to meet major project milestones 
  • Participate in goal setting 
  • Participating in subsequent subcontractor and supplier negotiations/solicitations 
  • Administration of project documents (including but not limited to the following): 
  • Value Engineering Designs 
  • Budgets 
  • RFI’s 
  • Cost tracking (i.e. review invoices, AT hours, etc.) 
  • T&M tracking & daily customer updates, as needed 
  • Proactive management of subcontractor and supplier relationships 
  • Professional interface with owners/GC’s, subcontractors and MCI crews on job related issues 
  • End of Month Reports for all projects 
  • Updating Field Crews on how job is going (i.e. “SCOREBOARD) 
  • Initial Scheduling of subcontractors 
  • Procuring Major supply items (including but not limited to the following): 
  • Concrete  
  • Stone 
  • Rebar 
  • Storm Structures/Pipe 
  • Sanitary & Water Pipe/Fittings 
  • Traffic Control 
  • Assist superintendents with procurement of big-ticket items (hard to get), including Rental Equipment 
  • Assist Superintendents in management of field subs when required/necessary 
  • Recruit new subcontractor when needed 
  • Regular jobsite visits 
  • Complete safety inspections as required 
  • Attend jobsite meetings 
  • Transfer all pre-construction/estimating information for new contracts to DOCO, superintendents and Foreman
