Service Technician


INTRODUCTION


The Service Technicians primary function for the Lutes Property Services Company is to perform the highly diversified duties to install, troubleshoot, repair and maintain commercial facilities and equipment in accordance with all safety and company policies. This position offers a high level of autonomy and responsibility but requires detailed reporting of metrics and activities via cloud-based software to ensure client expectations and company targets are met while maintaining a relationship with the clients point of contact at each site. This role ensures a high level of customer satisfaction by performing work within the budget and ahead of schedule. Provide emergency/unscheduled service calls and repairs when On Call and performs scheduled maintenance and repairs during normally scheduled working hours.

RESPONSIBILITIES


  1. Perform simple machinist duties and responsibilities.
  2. Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair.
  3. Read and interpret equipment manuals and work orders to perform required maintenance and service.
  4. Diagnose problems, replace or repair parts, test and perform adjustments.
  5. Perform regular preventive maintenance on commercial facilities.
  6. Perform a variety of plumbing maintenance and carpentry functions.
  7. Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
  8. Detect faulty operations, defective material and report those and any unusual situations to the service manager.
  9. Comply with safety regulations and maintains clean and orderly work areas.
  10. Maintain an organized service truck with stocked parts for service work.
  11. Perform detailed cleanup of job sites upon project completion.
  12. Provides documentation of all work order details in mHelpDesk.
  13. Provides documentation of client interactions.
  14. Provides reports of labor and material estimates for upcoming repairs/projects. Ensures materials are on site prior to the job beginning.
  15. Performs miscellaneous maintenance duties in the field, or shop as directed by supervisors.

PURPOSE


The purpose of this standard procedure is to clearly define the job description of the Service Technician through the outline of his duties, authorities, and responsibilities.

AUTHORITY


The Service Technician reports directly to the Service Manager and is granted full authority to complete work orders assigned to him through mHelpDesk.

RESPONSIBILITY


The Service Technician is directly responsible to the Service Manager for the proper discharge of his duties. Including, but not limited to:

  • Complete and accurate time logs
  • Maintaining that a minimum of 85% of hours logged are billable hours
  • Arriving at scheduled service calls on time and with all materials necessary for the completion of the service call
  • Recording an accurate and detailed description of work completed in M Help Desk prior to leaving the job site
  • Being available and responsive when scheduled for service calls and the On-Call Calendar according to the Lutes Property Services company policies

The above duties are not meant to restrict initiative, but rather to define minimum activities. These duties may be altered to suit the needs of the company and the President.

This standard procedure will become part of the company policy and remain in effect until canceled or amended by the President
