ASSISTANT PROJECT MANAGER

 

 

We are seeking an experienced Assistant Project Manager. To perform this job successfully, an individual must be able to complete all areas outlined for this position in a satisfactory manner. Reports to Senior Project Managers, Vice President, and President.

 

 Quality/Safety Responsibilities

 

  • Obtains or possesses OSHA Certification
  • Responsible for recognizing job hazards, and conveying any safety repots to onsite management
  • Creates job startup checklists and attends project kickoff meetings
  • Reviews estimates and bids with Project Team
  • Assists Lead Project Managers with additional duties as required

 

Duties and Responsibilities


  • Reads and interprets specifications and plans to determine construction requirements and plan procedures.
  • Assists project managers with negotiations of contracts with owners and subcontractors.
  • Reviewing and preparing subcontractors scope of work
  • Develops and maintains schedules
  • Examines and inspects work progress and construction site to verify safety and design specifications are met.
  • Meets with subcontractors to ensure satisfactory job progress.
  • Works as a team with other Company employees and subcontractors.
  • Assists with the development of Blue Line Sheets to be input into the accounting system.
  • Provides data to permitting to allow permits to be obtained in a timely manner.
  • Develops an understanding of permit requirements for county and city.
  • Prepares for meetings and prepares meeting minutes
  • Develops and tracks submittals, RFIs, and cost reports.
  • Has the ability to navigate the city and county portals to obtain accurate information regarding permit status.
  • Assists with the development of change orders, billing, and invoices.
  • Receives bids from subcontractors for the preparation of estimates and budgets as instructed by project management staff.
  • Works together with jobsite supervisor to maintain quality control standards.
  • Studies safety issues and code compliance.
  • Has the ability to review project plans/blueprints to determine the scope of work. 
  • Assists with the preparation of estimates.
  • Assist Project Manager and Superintendent from the beginning of a project thorough closeout
  • Meets regularly with project managers to review progress of ongoing jobs and discuss decisions outside of his/her authority/control.
  • Maintains daily logs
  • Assists in approving invoices for monthly billings as needed
  • Ability to complete regular day travel for site visits and client meetings
  • Follows office policies and procedures as outlined
  • Must be willing and able to assist and train peers as needed
  • Performs duties not otherwise stated above as directed

 

Skills and Abilities


  • Exceptional oral and written communication skills
  • Excellent computer skills, including MS-Excel, Word, Project, and Outlook, Adobe, Bluebeam
  • Buildertrend and/or Procore
  • Ability to read and interpret blueprints
  • Excellent customer service skills
  • Must have the ability to direct complex projects from concept to fully operational status
  • Able to maintain owner relations
  • Excellent financial aptitude with ability to create usable formatted spreadsheets
  • Ability to exercise sound independent judgment
  • Must be highly organized, highly motivated, goal oriented, and a detail directed problem solver
  • Strong knowledge of construction methods and construction safety laws
  • Positive and motivational attitude
  • Must be willing and able to assist and train peers as needed
  • Performs duties above efficiently and effectively.


Experience and Education:


  • Minimum 2 years’ experience in the construction industry
  • College Degree preferred but not required
  • High School Diploma or equivalent
