Natural Retreats is hiring a Maintenance Manager to join our Silver Star HOA team in Park City, UT  The Maintenance Manager will oversee and manage the Silver Star HOA maintenance department to ensure the HOAs in the Natural Retreats’ portfolio are in pristine condition as well as ensuring a high level of Board and homeowner satisfaction. This position will be responsible for managing the maintenance staff and vendors as well as maintaining the common areas and common area systems, within the HOA buildings. 

COMPENSATION: $65,000 per year

ESSENTIAL FUNCTIONS: 

  • Manage, oversee, and perform, through the Natural Retreats Work Order system, the maintenance department’s successful completion of the following diversified duties to troubleshoot and maintain core home systems (i.e. HVAC, pool service, lock installation, septic systems, plumbing, electric, radiant heating systems, mechanics, etc.) in addition to the following:
    • Basic repairs to interior and exterior home aesthetics (i.e. painting, dry wall repair, basic construction, etc.)
    • Moving equipment, appliances, furniture, etc.
    • Hot tub servicing
    • Removing items from home for disposal
    • Maintain walkways, driveways, etc.
    • Snow and leaf removal.
    • Diagnose problems, replace, or repair parts, test and make adjustments
    • Pick up trash
    • Perform regular preventative maintenance in homes
    • Perform a variety of plumbing, maintenance, and carpentry functions
    • Assist housekeeping when needed
  • Schedule and complete onboarding safety and detailed home information inspections, as well as seasonal inspections when requested 
  • Report and document damages through WO system
  • Organize and manage inventory, monitor usage, and coordinate in the purchasing of materials, supplies, and tools that are recorded in inventory
  • Oversee inventory of all maintenance supplies and oversee the ordering of all maintenance supplies in an efficient manner to ensure purchases are within budget and/or assigned appropriate charges to owners as required
  • Manage and assist in ordering through vendors the adequate stock of consumable items such as lightbulbs, batteries, dishes, etc. efficiently and within budget, assigning appropriate charges to owners as required by applicable deadlines
  • Perform basic mechanical and electronic repairs including but not limited to:
    • Reset WiFi routers and modems
    • Reset and program cable and satellite TV receivers
    • Perform light plumbing and painting repairs
  • Provide emergency/unscheduled repairs to homes and perform scheduled maintenance repairs
  • Comply with safety regulations and maintain clean and orderly work areas
  • Maintain detailed records of service performed in throughout the property
  • Emergency on-call for Silver Star Resort
  • Read and interpret equipment manuals and work orders to perform required maintenance and service
  • Continually evaluate the effectiveness of maintenance procedures and processes and propose improvements on quality, efficiency, and effectiveness
  • Oversee and manage monthly checklist and ongoing maintenance on all HOA vehicles
  • Diagnose problems, replace, or repair parts, test, and make adjustments
  • Perform regular preventive maintenance in buildings and throughout the property
  • Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties

EXPERIENCE & SKILLS:

REQUIRED

  • Previous experience in a similar role
  • 3+ years in maintenance
  • Ability to pass pre-employment testing which may include drug testing and/or background screening
  • Basic troubleshooting knowledge of internet routers
  • Basic knowledge of audio/visual, electrical, plumbing, mechanics, and appliance repair
  • Proficiency in technology such as cell phones and basic computer skills
  • Ability to work alone and as part of a team
  • Valid driver’s license, good MVR and 3+ years driving experience
  • Basic organizational skills to effectively record and catalogue documents on work performed

DESIRED

  • HVAC Certification 
  • Knowledge of large building systems
  • Experience in the hospitality industry 

HOURS OF WORK:

This is a full time position. Due to the nature of the job, the Maintenance Manager should be flexible with their hours. Weekend and holidays are required and will generally be busy with guest arrivals and departures although these can be covered on request and approval of the General Manager. The Maintenance Manager is allowed 2 days off per week but should always be available in case of emergency or unpredictable guest arrivals. Generally, this means working some inconsistent hours. Exact daily schedules may vary from season to season and differ from in-season to off-season. Vacation is generally taken outside of peak season.
