Compensation:

$21 - $23 hourly

Responsibilities:
  • Manage other maintenance requests as required
  • Perform routine maintenance on equipment and systems such as plumbing fixtures, HVAC units, and electrical wiring to ensure optimal performance and make any repairs
  • Make records of when any equipment was services and repairs were made
  • Establish and implement preventative maintenance protocols to keep equipment operations smooth and eliminate safety risks
  • Inspect the building for any structural damage to windows, doors, walls, and perform necessary repairs
  • Uses protective equipment when necessary and follows all safety procedures
  • Diagnoses and performs minor and routine maintenance/repair, as directed, involving the following but not limited to electrical, plumbing, appliances, carpentry, painting, and heating/air issues
  • Change locks and make keys
  • Responsible for timely completion of all phases of apartment make-ready work, troubleshooting and assisting with the repair of major and all minor mechanical systems, cleaning, and any other tasks required
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant
  • Assists in moving abandoned furniture, appliances, etc., to a dumpster when necessary
  • Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant
  • Maintains equipment to function properly and comply with all safety standards
  • Performs assigned preventive maintenance duties and tasks
  • Assisting in the safeguarding of company equipment, materials, common areas, mechanical rooms, and vacant apartments
  • Assists in minimizing energy and utility usage
  • Completes work orders as assigned in a timely and professional manner
  • Assists office staff as needed
  • Keeps aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts
  • Participates in and completes training seminars and online training as requested
  • Performs emergency on-call service for after-hours maintenance-related issues as required
  • Responsible for snow removal during any and all hours determined by the weather and designated by the Business Manager or Operations Coordinator
Qualifications:
  • Available to be on call and respond to maintenance requests on nights and weekends
  • Stellar communication skills, attention to detail, and work ethic
  • Strong understanding of maintenance equipment, techniques and procedures
  • Knowledge of heating and air conditioning units, plumbing systems, and electrical systems
  • 2+ years of maintenance experience
  • Must have a Valid Drivers License and reliable transportation
