JOB DESCRIPTION—PROJECT FOREMEN REPORTING RELATIONSHIPS The Project Foremen report to the Construction Manager and are accountable to that person for the functions of the position. Note: In Yankton the Project Superintendent directly supervises the Yankton Project Foremen (for Yankton Project Foremen many of the direct reporting references indicated in this job description are to the Yankton Project Superintendent, rather than the Construction Manager). The Project Foremen exercise overall supervision of field personnel assigned to their plumbing and heating projects. AUTHORITY The Project Foremen are delegated sufficient authority to carry out the responsibilities and duties of this position. The Project Foremen have the authority to: Monitor the day-to-day work on projects they are assigned to oversee and coordinate field crew work on projects. Note: Field construction projects usually consist of installing or remodeling plumbing, heating, and chilled water systems in a variety of types of facilities (existing structures or new construction). Approve field purchases under $500 for project work. Take any reasonable actions necessary to carry out the responsibilities and duties assigned to him, so long as such action does not deviate from established company policies and is consistent with sound business judgment. RESPONSIBILITIES The Project Foremen are responsible for: Overall supervision (and monitoring of the labor requirements) of work in progress on assigned projects. Notes: This includes supervising the layout of measurements for plumbing fixtures and heating components and assuring that assigned employees are adequately trained and/or qualified. Assisting the Construction Manager in determining what company and rental equipment are required for jobs and overseeing and monitoring their usage on an ongoing basis throughout the project. Assisting the Construction Manager in monitoring on an ongoing basis quantities, cost, and quality of materials and labor being used on jobs. Note: This includes advance planning to assure that materials are at job site when needed. Assisting the Construction Manager in coordinating scheduling of sub contract work (when applicable) and seeing that all assigned jobs are satisfactorily completed. Note: This includes coordinating work with other trades on the project. Maintaining project records required for job. Ensuring that all company policies, rules, safety practices, and work accident reporting requirements are being followed. Ensuring that operations in assigned company areas comply with all federal, state, and local laws, ordinances, and regulations. Promoting and enhancing the company image and reputation through the exercising of sound and ethical business practices in dealing with company employees, contractors, customers, and suppliers. DUTIES In carrying out the responsibilities of this position the duties of the Project Foremen include, but are not limited to, the following in handling assigned functions; coordinating them with other company personnel as appropriate for the individual situation: Assisting the Construction Manager in arranging for permits and licenses required for job. Note: This includes relaying on to the Construction Manager any code changes. Ongoing coordination with contractors, architects, engineers, owners, etc. to assure that jobs are progressing as bid and that quality work is being done. Note: This includes assisting the Construction Manager (or actually handling): Determining the labor needs of each job (within the scope of the contract). Coordinating necessary lodging arrangements for project crew, when applicable. Monitoring on an ongoing basis the labor expenditures for jobs (including controls on employee overtime requirements). Overseeing the establishment of work schedules and monitoring on a day-do-day basis, as required, field crew work in order to keep work on schedule and within budget. Monitoring on an ongoing basis the quantities, cost, and quality of materials that are being used on jobs to prevent any waste of materials. Assisting in arranging for and monitoring the delivery of materials to job sites so that materials are available to crews when needed. Assuring that needed company and/or rental equipment is on job site. Monitoring, as required, the proper operation and maintenance of equipment and tools. Monitoring field purchases for under $500 or securing necessary management approval for field purchases over $500. Monitoring overall adherence by all personnel to the contract specifications of the various jobs in order to complete job with the lowest possible overall costs, without jeopardizing quality or missing scheduled or required deadlines. Assuring that all areas covered by the contract specifications are being accurately completed. Planning work to be done on the project so that it does not conflict with other work on the project. Monitoring of projects to assure that no work outside the scope of work stated in the contract/bid is being performed. Monitoring controls on change orders. Overseeing the work of any subcontractors on job, ensuring their compliance with Redlinger Bros. specifications. The scheduling, as required, of moving equipment to jobs or from job to job. Monitoring the adherence to established safety policies by field employees, requiring adherence on job site to these safety regulations and practices. Developing and monitoring site security measures to prevent theft or damage to customer and/or company property or completed work. Checking job upon completion for: Quality control Site cleanup completion Owner satisfaction Maintaining good working relationships with project employees in order to maintain a high level of morale and motivation. Note: This includes: Providing direction, training, guidance, and assistance to them, as required by the individual situation. Enforcing adherence to and compliance with all work schedules, policies, and quality requirements. Establishing goals and objectives to be met and monitoring their satisfactory completion. Resolving problems on assigned projects as they occur, or securing necessary help to resolve them. Preparing, as required, daily project reports for the company office. Reviewing project progress reports, payroll timecards, expense reports, etc. that are submitted by project employees. Attending, as instructed, construction progress meetings with owners, architects, contractors, etc. Coordinating work with other company areas, as required by the individual situation. Assuring that the company uniform policies are being adhered to by employees. Monitoring the enforcement of company policies and rules in all assigned company areas. Overseeing operations in all assigned company areas to ensure that they comply with all federal, state, and local laws, ordinances, and regulations. Resolving, as required by the individual situation, employee concerns and problems not satisfactorily resolved at a lower level, referring them when appropriate to the Construction Manager. Conducting employee performance evaluations of employees directly supervised according to established schedules. Coordinating with the Construction Manager and President hiring, disciplinary actions, and layoff/termination decisions, as appropriate for the individual situation. Recommending needed changes in procedures to the Construction Manager. Performing in the best interest of company operations such other duties not contained in this job description but within your function as Project Foremen. Performing other projects and tasks that are assigned by the Redlinger Bros. Construction Manager. MEASUREMENTS OF PERFORMANCE The performance of the Project Foremen shall be evaluated by the Construction Manager based on the following: Overall attitude towards work responsibilities. Ability to recognize and deal with priorities. Ability to perform all duties in an independent manner with minimal direction and supervision. Maintaining an acceptable level of productivity in work assigned. Completion of jobs on schedule and with a minimum of rework. Quality of completed jobs. Keeping field labor, material, equipment costs within contract specifications. Ability to coordinate sub contract scheduling. Demonstrated ability to firmly and tactfully handle the satisfactory resolution of job related and personnel problems. Application of supervision in assigned areas in a fair, effective, and consistent manner. Relationships and communications with management, employees, contractors, suppliers, regulatory agencies, and customers. Ability to communicate with other company employees, management and outside agencies on an ongoing basis. Accuracy and timely completion of required reports and documentation. Knowledge of company work processes and procedures. Developing skill levels to expand own capabilities. Attendance and on time for work record. Adherence to established Redlinger Bros. policies, rules, regulations, and procedures. EDUCATION No specific requirements. EXPERIENCE Extensive experience in plumbing and heating work (preferably with a contractor), which includes a minimum of five or more years field supervisory background in a related construction field. LICENSES/CERTIFICATIONS Required: A South Dakota journeyman plumbers license. A valid South Dakota drivers license that meets the citation requirements of the company’s insurance company. EQUIPMENT SKILLS Familiarity with the functions and operation of the various types of equipment and tools that will be needed for the types of jobs done by the Redlinger Bros. are essential. Note: These include drills, saws, cutting and soldering torches, threading machine, tee tool (to insert tees in copper pipe), coring machine, freeze tool machine, bobcat with back hoe, ground pounder, power pull hoist, etc. KNOWLEDGE AND ABILIITES The ability to communicate verbally and in writing and to get along with subordinates, co-workers, customers, contractors, and suppliers is very important. Must be knowledgeable on the methods and procedures used by the company for plumbing and heating projects. The ability to direct employees and require adherence to company policies and work/safety rules are essential. The ability to accomplish work goals and objectives through effective delegation and management of personnel is also essential. PHYSICAL REQUIREMENTS Vision that may be corrected by glasses. Able to read estimates, blueprints, specifications, work orders, invoices, reports, letters, etc. that are essential to operations. Lifting of materials with weights in excess of approximately 100 lbs. Hearing that may be corrected by hearing aid. Able to communicate and hear adequately. While performing the duties of this position the employee is regularly required to sit, stand, walk, and use hands to handle objects or operate tools and equipment. Walking on construction sites, climbing ladders and scaffolding, crawling into work areas, and working with operators of various types of equipment are required to accomplish the duties of this position. Note: This can include working below ground or in high places and in boiler rooms where temperatures can reach approximately 115o near the ceiling. Must be able to pass any required company drug tests. MENTAL REQUIREMENTS Must be able to read fluently and comprehend materials that are essential to business operations and communicate data to employees, customers, outside services, contractors, and suppliers (this includes technical data relative to estimates and jobs such as bids, blueprints and specifications). Must be able to communicate in English, both verbally and in writing to co-workers, employees, customers, outside services, contractors, and suppliers (this includes technical data relative to jobs). Must be able to coordinate work assignments with co-workers. Must have basic math skills (addition, subtraction, multiplication, division, and working with volumes and areas). Must be able to work with both English and metric measurements and utilize these skills in making calculations, reading/understanding blueprints, specifications, etc; effectively translating them to plumbing and heating projects. Must have the ability to compile and complete technical reports on assigned projects and maintain required records and files. Must be able to utilize these skills in developing and preparing required paperwork. WORK ENVIRONMENT Work area will primarily be field job site locations. Outdoor work is required in all weather extremes. Note: This includes warm/hot/cold weather, dry/rainy/wet conditions, cry/wet/muddy soil, etc. Work will often involve using ladders and scaffolding, crawling into work areas, working with various power and hand tools, and being exposed to the usual construction site work hazards.#hc49233
