The Role

The Lead Pricing Analyst will play a key role in developing the multifamily industry's first revenue management product powered by only public data. This role will be responsible for optimizing pricing and revenue products to enhance the profitability of a diverse investment property portfolio for ApartmentIQ customers. This role requires in-depth knowledge of dynamic pricing, market analysis, and experience collaborating with investment teams to ensure that assets performance.

Collaboration with our senior leaders and customers will be necessary to assess price positioning needs based on supply, demand, leasing velocity, market comps, in alignment with business plans of each portfolio. The role requires a blend of analytical expertise, market knowledge and strategic thinking to drive profitability and growth.

Responsibilities:
  • Develop and implement comprehensive revenue strategies into the product that maximize returns on investment properties by considering market conditions, the competitive landscape, and property-specific performance.
  • Conduct detailed market research to understand trends, demand drivers, and competitor performance. Use these insights to inform investment and pricing decisions, ensuring competitiveness and responsiveness to market conditions.
  • Recommend pricing strategies based on in-depth analysis of market conditions, occupancy rates, and investor expectations.
  • Utilize data-driven models to forecast future revenue, identifying potential risks and opportunities. Adjust strategies as needed to meet or exceed investor expectations.
  • Ensure all revenue management activities comply with relevant laws, regulations, and investor agreements. Identify and mitigate potential risks associated with pricing and revenue strategies.
  • Work closely with operational leaders, on-site teams, marketing, and finance departments to implement pricing strategies that align with property-specific goals and market demands. Foster strong relationships with cross-functional teams to ensure cohesive revenue strategies.
Qualifications:
  • 5+ years of experience in pricing strategy, revenue management, real estate investment, or asset management, with a strong focus on optimizing financial performance for investors.
  • Bachelor's degree in Finance, Real Estate, Economics, Business Administration, or similar relevant experience.
  • Strong analytical skills with experience in financial modeling and data analysis.
  • Expertise in market analysis, pricing strategies, and revenue management concepts.
  • Excellent communication and presentation skills, with the ability to easily convey complex information.
  • Ability to work collaboratively with cross-functional teams and customers; ability to travel as needed.
