Lease-Up Marketing Manager

The Lease-Up Marketing Manager plays a critical role in the successful launch of Pointe Grand's new residential communities. This position is responsible for developing and executing strategic marketing and leasing initiatives during the "lease-up" phase to achieve full occupancy as quickly as possible while maintaining the desired rent levels. The ideal candidate will have a strong background in marketing, a deep understanding of the real estate market, and the ability to work collaboratively with leasing teams and other stakeholders.

Key Responsibilities:

  • Marketing Strategy Development: Design and implement marketing campaigns to attract potential tenants. This includes digital marketing efforts, social media campaigns, and traditional advertising methods like print and signage.
  • Lead Generation and Management: Generate a steady flow of high-quality leads through various marketing channels. This involves tracking and analyzing lead sources to optimize marketing efforts and ensure the highest conversion rates.
  • Project Management: Establish comprehensive project management processes, including managing the setup of properties in key property management systems such as RealPage, ensuring accurate establishment of assets and integration. Including the establishment of the property's online presence by creating and managing accounts on platforms like Google Business Manager and relevant social media channels. Additionally, the role ensures the timely and effective execution of all marketing and leasing initiatives, consistently meeting project milestones and deadlines.
  • Event Coordination: Organizing events like open houses, grand openings, or community gatherings to generate interest in the property and build a sense of community among prospective tenants.
  • Reporting and Analytics: Track and report on the progress of leasing efforts, including occupancy rates, the effectiveness of marketing strategies, and ROI on marketing spend. The manager will use that data to manage and refine strategies as needed.
  • Collaborative Efforts: This role requires collaboration with lease up team, property management teams, developers, and external agencies to ensure that all marketing and leasing goals are aligned and met.

Qualifications:

  • Bachelor's degree in Marketing, Business, Real Estate, or a related field.
  • Minimum of 5 years of experience in marketing, preferably in real estate or property management.
  • Proven track record of successful lease-up campaigns.
  • Strong understanding of digital marketing strategies and tools.
  • Excellent communication, organizational, and analytical skills.
  • Ability to work collaboratively in a fast-paced environment.
  • Proficiency in CRM and marketing automation tools.
