About Miami Freedom Park

Miami Freedom Park (“MFP”) is an under-construction 131-acre mixed-use entertainment and commercial district anchored by a new 25,000 seat MLS stadium that will be the new home of Inter Miami CF. In addition to the stadium, the phased mixed-use development will include over 500,000 SF of retail and entertainment space, three hotels totaling 750 keys, and over 500,000 SF of office space.

The project, led by an affiliate of Inter Miami CF, is currently looking to add an initiative-taking, energetic Development Manager to its team to focus on retail and commercial aspects of the project.


Summary:

The Retail Development Manager is responsible for day-to-day management of all components of the development process for each phase of the retail and entertainment district. Responsibilities will include design management, lease coordination and support, core and shell construction and select interior design and construction. The successful applicant will have a full understanding of the retail development project life cycle and including knowledge of typical retail and entertainment construction and building types.

The Development Manager will report to Miami Freedom Park’s Development Executive and President while working closely with the development teammates (Construction Manager(s), Leasing Director, Project Accountant, and other MFP leadership), consultants, and members of IMCF’s operational units. The Development Manager is expected to manage multifaceted tasks for multiple projects concurrently on short deadlines.

Requirements:

Design Management

  • Management of existing design and consultant team for the Phase 1 retail development.
  • Selection of design and consultant team for Phases 2 and 3 of the retail development.
  • Advance the design in accordance with the vision and guiding objectives established by MFP Leadership.
  • Run design coordination meetings and generally manage the interaction of third-party architects, engineers, vendors, attorneys, and other groups to ensure consistent design progress.
  • Work closely with team Construction Manager(s) to ensure full consideration of constructability, hard cost, and schedule concerns.
  • Direct the communication between design team and partners, vendors, suppliers, tenants, IMCF managers, and (where pertinent) contractors, to address issues arising during design and construction.

Leasing & Marketing

  • Manage the design process and team to produce materials that support leasing, marketing and partnership pursuits.
  • Balance project schedule with flexibility to accommodate a range of first and future generation tenants on a building-by-building basis.

Construction

  • Coordinate pre-construction and construction efforts.
  • Drive design in a manner to produce best construction value, being thoughtful of means and methods of construction during the design process.
  • Manage design team to produce high-quality construction drawings for bid documents.

Tenant Coordination

  • Create a system and process, including engagement of third parties, to ensure that tenants choosing to locate at Miami Freedom Park have a best-in-class experience in completing tenant-led buildouts and opening for business.

Contract Management

  • Review and negotiate design, consultant and construction agreements, with the support of Development Executive.
  • Monitor deliverables and milestones.
  • Review all billing and invoices.
  • Monitor insurance and other reporting compliance.
  • Support MFP executives’ negotiation of contracts and agreements with counterparties, including vendors, consultants, suppliers, and sponsors.

Budget & Finance

  • Directly manage preparation of development budget, incorporation into centralize budget tracking system, and monitor ongoing budget adherence.
  • Leverage cost data and comparables to support financial underwriting.
  • With MFP Project Accountant and Construction Manager(s), manage the preparation of monthly draws.
  • Manage the master development proforma to accurately reflect achieved rents, concessions, and lease-up schedule throughout the lease-up process.
  • Manage cash flow forecasting.

General Project Management

  • Prepare project design and construction update summaries.
  • Support MFP leadership in preparation of any materials required pursuant to financing negotiations and agreements.
  • Monitor maintenance and adherence to commitments pursuant to development agreements and ground leases.
  • Monitor adherence to vendor, sponsor, and consultant agreements and interface directly with their counterparties on resolving issues and facilitating interaction with other team members.
  • Work with Property Management on turnover of all indoor and outdoor premises.
  • Coordinate with MFP Construction Manage(s) to track all permits, certificates of occupancy, as-builts, inspection confirmations, letters of credit, and right-of-way dedications that are required to obtain certificates of occupancy.
  • All other duties as assigned.

Qualifications:

  • Undergraduate or graduate degree in real estate, finance, business or similar degree;
  • Minimum 5 years of relevant experience in commercial real estate development;
  • Experience with retail and entertainment development;
  • Experience with sports or venue anchored real estate a plus;
  • Advanced knowledge of Microsoft Excel;
  • Proficiency with scheduling and tracking software;
  • Excellent written and verbal communication and interpersonal skills;
  • Solutions-oriented with ability to achieve and exceed targets;
  • Ability to perform a variety of responsibilities with attention to detail, strong work ethic, energetic and commitment to excellence;
  • Must take initiative, be resourceful, prioritize, and perform within a team environment while maintaining focus and multitasking in a fast-paced, time-sensitive environment.
