OKO Group is an international real estate development firm established by Chairman and CEO, Vlad Doronin. The company focuses primarily on luxury residential and high-end commercial projects and is currently developing properties in New York and Florida.

Summary:

The development manager position oversees the planning, execution, and completion of real estate projects. The position requires a blend of strategic thinking, financial acumen, project management skills, and knowledge of the real estate market to successfully navigate the complexities of property development and deliver successful projects.


Essential Duties / Responsibilities:

1. Market Analysis: Conducting thorough market research to identify potential development opportunities and assess market demand for different types of real estate projects (residential, commercial, mixed-use, etc.).

2. Land Acquisition: Identifying and acquiring suitable land or properties for development, negotiating purchase agreements, and conducting due diligence to assess the feasibility and potential risks associated with the acquisition.

3. Project Planning and Design: Collaborating with architects, engineers, and other professionals to develop project plans and designs that align with market demand, zoning regulations, and budget constraints.

4. Permitting and Regulatory Compliance: Managing the permitting process and ensuring compliance with local zoning laws, building codes, environmental regulations, and other legal requirements.

5. Financial Analysis and Budgeting: Conducting financial feasibility studies, preparing project budgets, and securing financing from lenders or investors to fund development projects.

6. Construction Management: Overseeing the construction process, coordinating with contractors and subcontractors, and monitoring progress to ensure projects are completed on time and within budget.

7. Sales and Marketing: Developing sales and marketing strategies to promote and sell completed properties, working closely with real estate agents or brokers to attract buyers or tenants.

8. Risk Management: Identifying potential risks and developing strategies to mitigate them, such as obtaining insurance coverage for construction projects or implementing contingency plans for unforeseen challenges.

9. Stakeholder Communication: Maintaining open communication with stakeholders, including investors, government officials, community members, and other parties involved in the development process.

10. Project Evaluation and Reporting: Evaluating the performance of development projects, analyzing financial returns, and preparing reports for stakeholders to assess the success of completed projects and identify areas for improvement.


Knowledge / Skills / Abilities (KSA’s):

Project Management Skills: Strong project management skills are essential for overseeing the planning, execution, and completion of real estate development projects. This includes the ability to create and manage project plans, coordinate with various stakeholders, allocate resources effectively, and ensure projects are completed on time and within budget.

Financial Acumen: A solid understanding of real estate finance, including financial analysis, budgeting, and financing options, is crucial for evaluating the feasibility of development projects, securing financing, and maximizing financial returns.

Negotiation and Communication Skills: Development managers need excellent negotiation and communication skills to effectively liaise with landowners, contractors, government officials, investors, and other stakeholders involved in the development process. This includes the ability to negotiate purchase agreements, obtain necessary permits and approvals, and address any issues or concerns that may arise during the project.

Problem-Solving Abilities: Real estate development projects often encounter challenges and obstacles that require creative problem-solving skills to overcome. Development managers should be able to anticipate potential risks, devise solutions, and adapt to changing circumstances to keep projects on track.

Leadership and Team Management: As development managers typically oversee multidisciplinary teams involved in real estate projects, strong leadership and team management skills are essential for motivating team members, fostering collaboration, and achieving project objectives.

Minimum Qualifications:

• A bachelor's degree or master’s degree in a relevant field such as real estate development, urban planning, civil engineering, architecture, finance, or business administration is often required.

• Proven experience (5 years) in luxury real estate development, with a focus on high-end residential and commercial projects.

• Demonstrated proficiency in design software such as Microsoft Office (Word, Excel, and Power point), Microsoft Scheduling, and Bluebeam.

• Strong project management skills, with the ability to effectively prioritize tasks, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.

• Excellent communication and interpersonal skills, with the ability to collaborate effectively with internal and external stakeholders at all levels.

• A keen eye for detail and a passion for design excellence, with a track record of delivering exceptional results that elevate the standard of luxury living and working environments.

• Knowledge of local building codes, zoning regulations, and permitting processes.

• Flexibility to travel as required for site visits and client meetings.
