POSITION SUMMARY:

The Work Order Specialist is responsible for completing resident Service Requests. Each person at Renewing Management is responsible to perform all the duties of those below them.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Complete Service Requests involving drywall, plumbing, electrical, and carpentry
  • Respond to Emergency Service requests and property disasters (fires, floods, freezes, etc)
  • Ensure Safety Protocol is being followed.
  • Grounds pick up
  • Coordinate Special Projects as directed
  • Perform an inspection of community grounds each morning and clear all snow, trash, and debris.
  • Perform turns (painting, cleaning, and maintenance) of all vacant units, as assigned.
  • Complete all maintenance work orders within 48 hours of input into Entrata and make readies within 7 days of vacancy
  • Complete preventative maintenance activities and assist in updating records of those activities.
  • Maintain records of maintenance performed in all units and at the site utilizing company system.
  • Maintain all tools, equipment and replacement parts in working condition.
  • Provide service and maintenance for all common areas and amenities.
  • Communicate openly with other team members regarding work priorities and the state of projects.
  • Other duties as assigned.

Requirements:

SKILLS AND QUALIFICATIONS:

  • Ability to take rotating emergency call including nights and weekend availability
  • Great Customer Service
  • Pool maintenance experience preferred
  • Courteous interaction with residents, vendors, contactors, and fellow employees
  • Clean and Neat Physical Appearance
  • Drivers License and Dependable transportation
  • Hand Tools required to do the job
  • EPA Universal Certificate preferred
  • 1 to 3 years in maintenance field with demonstrated experience and advancement
  • Great mechanical aptitude in appliance repair, plumbing systems, HVAC systems, electrical systems.
  • Ability to prioritize activities
  • Ability to self-direct
  • Ability to work in adverse weather conditions
  • High School Diploma or Equivalent - Some college or advanced technical training is preferred.


EDUCATION, TRAINING AND/OR EXPERIENCE

  • High School Diploma
  • 1 to 3 years of work related experience

25 - 75 lbs. Frequent need (33% to 66% of the time)


1 - 25 lbs. Constant need (66% to 100% of the time)


NOTE: Lifting and carrying of weights exceeding 50 lbs. is often

accomplished with assistance from one or more persons. Examples of

heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.


VISION REQUIREMENTS

Constant need (66% to 100% of the time) to document maintenance and complete forms,

review manuals and operating instructions, read cautionary labels, respond to written

instruction from staff and residents. Constant need to see small detail when performing

routine maintenance duties.

Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach (oversee

assistants, observe problems throughout the property).


HEARING REQUIREMENTS

Constant need (66% to 100% of the time) to communicate with assistants, office staff,

vendors and residents. Must use listening skills to diagnose needed repairs, etc.


SPEAKING REQUIREMENTS

Constant need (66% to 100% of the time) to verbally communicate with assistants, office

staff, vendors and residents.


DRIVING/TRAVELING REQUIREMENTS

Frequent need (33% to 66% of the time) to utilize personal transportation to pick up

replacement parts and supplies from vendors. Rotation "on call" status may occasionally

require expedient travel to assigned property at a moment's notice. Pickups and deliveries to

the corporate office.

Must have reliable transportation, valid driver's license, and automobile insurance coverage.


WORKING ENVIRONMENT

Indoors (66% to 100% of the time). Frequently outdoors (33% to 66% of the time), all

conditions, often for extended periods.

Occasional exposure (1 % to 33% of time) to paint fumes, solvents, adhesives, etc. Example:

Apartments during/after make-ready. Frequent need (33% to 66% of the time) to work in

awkward and confining positions.

HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent

data, establish facts, draw valid conclusions and initiate appropriate course of action. Must

effectively convey ideas, images and goals to a diverse group of personalities.
