Job DescriptionJob DescriptionMy Next Career Path Staffing - With over 20 years’ experience in Technology Staffing, MNCP Staffing matches candidates to the culture of an organization as well as required skill sets.Position Summary:The District Manager is responsible for overseeing day-to-day operations of their assigned residential property portfolio within the assigned geographic market. In major markets, the District Manager may act as the corporate broker of record for the state in which the portfolio is located. This position is responsible for mentoring, training, and supporting the local district team by driving portfolio profitability and ensuring that all goals align with the overall company goals. The District Manager also acts a liaison to unify all local support departments, Property Operations, Leasing, New Development, etc. in order to execute the overall strategic vision of the district for the organization.Responsibilities:
  1. Drives the profitability of the district by using market knowledge and analysis to drive rental growth; maintain elevated levels of occupancy. Continuously assesses assets in portfolio for quality, marketability, performance and fit and makes recommendations on acquisitions and dispositions of assets to increase overall performance of the portfolio.
  2. Executes the strategic vision for the operation within assigned district; oversees the activities of the team; manages, trains and coaches’ individual employees while guiding them to reach their potential and providing constructive feedback for employee development; reviews incoming candidate resumes, interviews, and strategically hires new team members based on department/region staffing needs; drives the staff toward profitability targets established by Upper Management.
  3. Overall accountability of resident relations. Monitors the day-to-day operations including rent collection, customer service, tenant turn process, occupied maintenance, expense management, leasing activities and HOA compliance and engages with team members and/or support partners, as needed, to meet goals. Ensures properties meet quality standards and recommends properties for revenue enhancing improvements or disposition.
  4. Analyzes monthly financials to increase profitability and adhere to company budgets; makes recommendations to regional management and assists in implementation of new processes; complies with state real estate laws and adheres to the policies to ensure seamless internal and external audits.
  5. Responsible for special-case properties including those with evictions, escalated customer service issues, disposition considerations and potential legal issues.
  6. Executes the implementation of resident retention programs; evaluates the efficiency of programs and make recommendations for improvement as needed.
Requirements:
  1. Bachelor’s degree in Real Estate, Finance, Business Management and/or equivalent combination of education, experience, and training.
  2. Minimum of five (5) years of experience in a general management role with full PL responsibility, managing 8+ direct reports required.
  3. Minimum of five (5) years of directly related progressively responsible experience in an operational or related role required. It is preferred if the experience is the following areas/industries:
    1. Property Operations
    2. Real Estate
    3. Property Management.
  4. Intermediate knowledge of Microsoft Office (Word, Excel, Outlook) required.
  5. State Real Estate License required.
  6. Valid driver's license and satisfactory driving record required.
  7. Experience with property management software a plus.
