Essential Duties and Responsibilities:

The following statements reflect the general duties, responsibilities and competencies considered necessary to perform the essential duties and responsibilities of the job and should not be considered as a detailed description of all the work requirements of the position. HDC may change the specific job duties with or without prior notice based on the needs of the organization.

Completes minor to medium sized repairs in apartments and on property. Maintains the cleanliness of property inside and outside. Prepares units for new move ins. Maintains and completes a preventative maintenance program. Assists Community Manager in overseeing property maintenance contracts, scheduling contracted work, completing capital expense work, and completing inspections. Assists in 24/7 emergency maintenance coverage on a rotating schedule of approximately every 3 to 6 weeks depending on region.


Education and Experience

  • Minimum 1 year in maintenance or related field.
  • Basic knowledge in cleaning, plumbing, electrical, carpentry, boilers, and HVAC.
  • Basic knowledge using hand and power tools.
  • Current driver's license

While performing the duties of this Job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee is frequently required to climb or balance and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds. Must be able to pass annual lift test. Moderate effort in lifting, moving, operating equipment, standing, and climbing/walking. While performing the duties of this Job, the employee is frequently exposed to outside weather conditions, dust and dirt. The employee is occasionally exposed to high, precarious places and toxic or caustic chemicals. Occasional exposure to heat, cold, fumes, odor, and noise. Seldom exposed to dryness, wetness, vibration, and poor ventilation.
