Job Title: Maintenance Technician

Gallery Residential is seeking a skilled Maintenance Technician to join our team. As a key member of our maintenance team, you will be responsible for ensuring the inside and external buildings, grounds, amenities, and common areas of our properties meet our high standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities:
  • Perform routine maintenance tasks, including repairs, replacements, and upgrades to ensure the property's systems and equipment are functioning properly.
  • Conduct regular inspections to identify potential issues and take proactive measures to prevent problems.
  • Respond to resident requests for service in a timely and efficient manner, completing work orders within 24 to 48 hours.
  • Assist in maintaining the grounds, common areas, and amenities by performing tasks such as trash removal, pressure washing, and painting.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts when possible and practicing efficient use of materials and supplies.
Requirements:
  • High school diploma or equivalent required; experience in maintenance or a related field preferred.
  • Ability to read, write, and communicate effectively to represent management and interact with residents and team members.
  • Mathematical skills necessary to complete basic maintenance duties, including measuring and calculating materials and supplies.
  • Ability to apply principles of logical thinking to define and correct problems and deal with situations involving several concrete variables.
  • Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records and develop information for supervisors.
  • EPA certifications Type I and II or Universal for refrigerant recycling, as well as all certifications required by state and local jurisdictions.
Work Environment:

The work environment for this position is fast-paced and dynamic, with frequent exposure to outside elements and varying temperatures. The ability to work independently and as part of a team is essential, as is the ability to adapt to changing priorities and deadlines.

This position requires regular attendance and punctuality, as well as the ability to meet physical demands of the job, including standing, walking, reaching, and lifting up to 50 pounds independently and 150 pounds with assistance.
