Maintenance Director needed for our luxury assisted living community.

The Maintenance Director is responsible for the environmental/physical operation of the building, property and related equipment as well as accountable for the safety, maintenance, security, cleanliness, supply procurement and support for the residents and the community mission.

DUTIES

Duties determined by the community's needs [may include, but are not limited to the following]:

*Overall responsible and accountable for community Life Safety Program and outcomes.

*Responsible for supervising and assigning support related duties/tasks and accountable for directing the work of Maintenance, Housekeeping/Laundry, Transportation and/or other designated support staff.

*Capable of performing all jobs designated to Maintenance, Transportation, Grounds and/or other designated support staff.

*Perform maintenance when and as required.

*Ensure that all state, local & federal regulations, inspections requirements and checks are performed correctly and on time.

*Must spend at least 70% of time out in the community/grounds monitoring activity, quality and installed plant.

*Maintain and perform developed protocols for Preventative Maintenance/Inspections of all installed equipment/systems.

*Ensure that community/grounds are show ready' at all times.

*Responsible for pest control at individual community.

*Implement and manage developed purchasing quote/bid procedures/guidelines.

*Actively procure, manage and maintain sufficient disposable supplies/parts inventories to support all operations at levels designated/required.

*Train and coordinate appropriate staff to serve as on-call/back up for responding to community issues (i.e., out of building, evenings, weekends, etc.). Manage/take call as required.

*Communicate and enforce policies and procedures including the policies and procedures dealing with rules of employee conduct, the Employer's Safety and Sanitation Polices and other human resource policies and directly discipline and effectively recommend corrective and disciplinary action to enforce such policies.

*Monitor and manage security protocols and recommend adjustments as required.

*Perform Life Safety orientation/in-service for new employees.

*Provide training opportunities for all direct reports and ensure that all reporting employee training is performed/documented.

*Initiate/manage construction/renovation projects as required.

*Responsible for assisting to provide Transportation services to residents and maintaining vehicles for other departmental use by schedule.

*Utilize appropriate inquiry tour skills including step by step tour scheduling process. Know apartment availability at all times.

*Ensure that responses to requests for service are completed and documented per guidelines.

*Demonstrate sense of urgency regarding room turn around/resident requests.

*Provide accurate unit status in support of projected move-ins, move-outs and apartment changes in daily stand up meetings to forecast/discuss forthcoming changes.

*Maintain a close working relationship with other staff/team members.

*Maintain and provide an active security plan/protocol to ensure safety of residents/staff.

*Maintain a working knowledge of federal and state regulations regarding building operations and licensure.

*Participate in performance/recognition programs for all employees.

*Ensure all logs; forms and documentation are summarized and filed properly to support audits/inspections.

*Monitor state requirements for inspections, meetings, in-services and documentations.

*Work as a team member to develop appropriate action plans for improving satisfaction levels.

*Serve as member of the marketing team whose purpose is to improve occupancy and enhance resident and community relations.

*Serve on, participate in, and attend various committees of the community (Safety, QA, Pharmaceutical, Weight, Falls) as required by state regulations.

*Attend daily/weekly/monthly meetings; assist in implementation of quarterly operations plans, monitor budgets and track/publish results.

*Conduct community in-service trainings as required.

*Promote and encourage residents to participate in activities.

*Follow and communicate company policies and procedures.

*Ensure that work/assignment areas are clean and that tools, supplies, equipment are properly stored at all times, as well as before leaving such areas for breaks, meal times, and end of the work day.

*Manage waste, infectious waste and hazardous waste protocols/procedures for compliance.

*Return found' food trays/dishes/utensils to the wash room in the kitchen.

*Attend and direct/participate in scheduled orientation programs and disaster training programs as required.

*Follow established fire and safety precautions in the performance of all duties.

*Manage all hazardous conditions and equipment immediately.

*Direct, educate & ensure that Lockout/Tag out procedure is followed throughout the facility.

*Chair the safety committee and ensure all safety violations are reported /documented.

*Wash hands before entering and after leaving an isolation room/area.

*Follow established procedures in the use and disposal of personal protective equipment.

*Operate all equipment in a safe manner.

*Manage/repair defective equipment.

*Maintain the confidentiality of all resident care information.

*Knock and identify yourself before entering a resident's room.

*Report all allegations of resident abuse and/or misappropriation of resident property immediately.

*Be involved with residents, personnel, visitors, government agencies/personnel under all conditions and circumstances.

*Be available during emergency conditions (e.g. severe weather, evacuation, post-disaster)

*May be necessary to assist in the evacuation of residents during emergency situations.

*Maintain a liaison with residents, their families and support departments to adequately plan for the residents' needs.

QUALIFICATIONS

Applicant must have a minimum five years experience in organizational management; Building/facility management or plant operations preferred.

Applicant must have purchasing experience and maintain inventories and supplies.

The Maintenance Director must possess or should be able to complete HVAC certification/licensure.

Applicant must be able to pass a criminal background check and must also meet all health and state requirements, including TB testing plus be in good mental and physical condition.

Physical Requirements:

The Director-Support Services moves intermittently throughout the workday. Applicant must be able to push, pull, move, and/or life a minimum of 40 pounds to a minimum height of 3 feet and be able to push, pull, move and/or carry such weight a minimum distance of 10 feet. Subject to exposure to infectious waste, disease, conditions, etc. including TB and the AIDS and Hepatitis B viruses. DSS may be subject to the handling of and exposure to, hazardous chemicals. The Director-Support Services is also subject to injury from falls, burns from equipment, odors, etc., throughout the work day, as well as reactions from dust disinfectants, tobacco smoke, and other air contaminants. They may be subject to hostile and emotionally upset residents, family members, personnel, and visitors. Must be able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the requirements of this position can be fully met.
