Position Overview: We are currently seeking a dedicated and experienced Community Manager to be part of a team to oversee the day-to-day operations of a 101-unit Senior/Disabled property with Project Based Section 8 and LIHTC (tax credits) located in Knoxville, TN. The ideal candidate will possess strong leadership skills, excellent communication abilities, and a passion for delivering high-quality service to our residents.

Responsibilities:

  • Manage all aspects of property operations, including leasing, rent collection, maintenance, and resident relations, in accordance with affordable housing regulations and company policies.
  • Utilize Yardi software to effectively manage property finances, including: budgeting, rent roll management, accounts payable/receivable, and financial reporting.
  • Oversee the occupancy process, including marketing vacancies, conducting property tours, screening applicants, and executing lease agreements.
  • Ensure compliance with all applicable affordable housing programs, including RD, LIHTC, and maintain accurate records and documentation.
  • Supervise on-site staff members
  • Foster a positive and inclusive community environment by organizing resident events, addressing resident concerns, and promoting a sense of belonging and pride among residents.
  • Collaborate with vendors and contractors to ensure timely and cost-effective completion of maintenance and repair projects, while maintaining high standards of quality and safety.

Qualifications:

  • Minimum of 3 years of experience in property management, with a focus on Project Based Section 8and LIHTC
  • Strong proficiency in Yardi software, including experience with Yardi Affordable Housing.
  • Knowledge of affordable housing regulations and programs, including Project Based Section 8, tax credits.
  • Ability to prioritize tasks and meet deadlines in a fast-paced environment.
  • Exceptional communication and interpersonal skills
  • Proven leadership abilities, with a track record of motivating and developing teams to achieve goals and objectives.
  • Ability to adapt to changing priorities and handle multiple tasks simultaneously with attention to detail.

Benefits also include Paid Holiday, Paid Time Off and a 401(k) plan. In the 401(k) plan, employees are eligible after completing one year of employment and reaching an entrance date of January 1 or July 1. Company match is 5%, and employees are vested 100% from the first contribution.
