Position Summary

Serve as principal accountant for designated development projects including ground up construction. Responsibilities include various tasks integral to closing process, including bank reconciliations, preparation of workpapers, preparation and analysis of financial statements, and performance of other record keeping necessary for monitoring the financial performance of the portfolio. Assist Stellar Management various teams in overseeing project contracting, accounting, & invoicing as per Stellar’s compliance policies and procedures.  The Construction Accountant is an integral part of the Stellar Management team and must demonstrate organizational ability, time management, technical knowledge, communication skill, and professional client service technique. 

Key Responsibilities
Responsibilities  ·         Prepare monthly closings and Financial Statements: analyze P&L and Balance Sheet accounts, prepare corresponding schedules and month end closing entries for residential and commercial properties under development.·         Manage capital funds allocation: prepare and submit monthly escrow draws, update capital funds schedules, process related documentation.·         Monitor daily cash flow and prepare cash forecasting reports.·         Perform monthly bank reconciliations for operation, capital and escrow accounts.·         Analyze expenses and ensure that they are recorded properly in accordance with project budgets. ·         Make sure that financial reports are done in a timely manner.·         Maintain budgets and variances through Yardi.·         Track all required compliance documents and ensure all documentation is fully executed and approved for processing. 

  • Enter contracts, change orders, and invoices into project / account management software (Yardi);
  • Maintain vendor certificates of insurance and ensure endorsements are current and up to date;
·         Maintain clean tracking of project expenditures through Yardi accounting system.

  • Effectively manage, communicate, and coordinate Stellar’s vendor invoicing and payment policies;
  • Assist with the pre-qualification and re-qualification of vendors by managing and maintaining required documentation that is complete, accurate, and up to date prior to submission to manager;
  • Set up new projects and assist with maintaining existing projects in Stellar’s project management interface;
  • Complete special projects as assigned;
·         Work within a vertically integrated team of from Stellar’s leasing, accounting and operations departments.

The types of construction projects vary in size, scope and end use. Typical projects are as follows:
 - Ground up / new build residential
 - Ground up / new building commercial
 - Local Law 11 / façade restoration
 - Elevator modernization
 - Office fit-outs: white boxing, prebuilds, tenant fit-outs
 - Retail fit-outs: white boxing, tenant fit-outs
 - Apartment renovations
 - Common area improvements: lobby renovations, hallway rehabs, amenity space fit-outs
 

Skills, Knowledge and ExpertiseWe are looking for candidates who are interested in pursuing / continuing a career in construction project accounting within real estate development from the owner's side. Ideally, candidates should possess the following experience / qualifications:

-          3 to 5 years related / relevant experience-          College education in a related field-          Proficiency with typical construction related accounting software packages (Yardi or equivalent)-          Strong understanding of accounting theory and principles.-          Experience dealing with construction contractor / subcontractor invoices / requisitions.-          Detail oriented with strong organizational and problem-solving skills.-          Ability to meet deadlines and work independently with minimal supervision.-          Strong communication and interpersonal skills.-          Knowledge of Yardi Voyager or equivalent accounting software-          Knowledge of Microsoft Outlook, including Word, Excel and Powerpoint
