We are seeking an experienced Area Construction Manager to join our newly established Central Georgia Division. Position Overview:

The Area Construction Manager is responsible for the operational leadership of a team of Construction Managers within a specified geographic area. This role involves coordinating with various stakeholders, ensuring adherence to project timelines and budgets, and maintaining the highest standards of quality. The ideal candidate will have a strong background in residential construction management, excellent leadership skills, and the ability to drive project successes.


Responsibilities:

  • Communicate the company strategy, policies, and procedures to Production Team.
  • Plan, organize, or direct activities concerned with the construction of new homes.
  • Monitor and manage cost and variance levels.
  • Work with Construction Managers and Trade Relations Manager to ensure adequate Trade Partner base
  • Ensure that construction work meets applicable building codes, scope of work documents, contract documents and construction drawings
  • Quality assurance of model homes.
  • Confer with construction managers, contractors, vendors or trades to discuss and resolve matters, such as work procedures, complaints, or construction problems.
  • Help to resolve any issues with buyers, sales teams, trades and municipalities.
  • Develop or implement quality control programs.
  • Inspect or review projects to monitor compliance with environmental regulations (erosion control).
  • Monitor compliance to construction schedules and delays with a focus on mitigating delays to keep at a minimum
  • Work with Construction Managers to ensure that Lot Listings are accurate and current
  • Establish, maintain and manage “Build Order” within each community- this will require collaboration with Sales and Land departments
  • Identify challenging lot conditions and create solutions before building starts.
  • Inspect construction on a regular basis to ensure the work conforms to specifications, budget and schedule.
  • Complete and maintain the Lot Matrix for all assigned communities.
  • Ensure lot fits of plans for the Lot Matrix and keep updated as new lots come online.
  • Monitor customer satisfaction ratings and address issues as needed.
  • Monitor construction permit status on new starts to ensure homes can start on schedule.
  • Management responsibilities include the following:
    • Hire, train, coach and motivate assigned construction staff
    • Monitor job performance of direct reports and coach as needed
    • Manage production levels and adequate staffing to meet business goals
    • Add lot acceptance from land to construction
    • Work with Human Resources and internal production training partner to provide Construction Manager training
    • Participate in new Construction Manager training as needed
    • Manage assignment of Construction Managers to communities

Qualifications/Experience:

  • Bachelors Degree in Construction Management or related field preferred.
  • At least 5 years of residential construction management experience required.
  • Extensive knowledge of established construction and maintenance practices, procedures, and techniques as well as applicable building codes.
  • Knowledge of residential scheduling.
  • Proficiency in construction management software and tools.
  • Excellent leadership and team management skills, with the ability to motivate and inspire others.
  • Exceptional organizational and time management abilities, with a keen attention to detail.
  • Strong problem-solving and decision-making skills, with the ability to handle complex situations effectively.
  • Excellent communication and interpersonal skills, with the ability to build and maintain relationships with diverse stakeholders.
  • Valid drivers license is required. An MVR check is completed as part of our background check process.
