Job Title: Apartment Maintenance Technician

Reports To: Maintenance Supervisor

Location: South Campus Commons at The University of Maryland College Park, MD

Compensation: $24.00-26.50 per hour and a comprehensive benefits package

FLSA Status: Non-Exempt

The Apartment Maintenance Technician is responsible for all aspects of facility maintenance, renovation and repair for a student apartment community. The Apartment Maintenance Technician maintains and repairs basic building functions and such things as appliances, entry keys and lock systems, windows, flooring, walls, ceilings, electrical equipment, sprinkler equipment, generators, emergency lighting, interior and exterior building lighting, fire alarms, extinguishers, security systems, thermostats, changes filters and performs preventative maintenance on HVAC equipment, and building plumbing systems. Duties include plumbing, and keeping machinery and equipment in good working order. Projecting a customer focused and professional image through interaction with all internal and external customers is essential. The Apartment Maintenance Technician considered essential personnel and serves in an on-call rotation for maintenance emergencies 24 hours per day, 7 days per week on a rotating basis.

Essential Duties and Responsibilities:

  • Completes interior and exterior maintenance projects as set forth by the Maintenance Supervisor to ensure quality repairs.
  • Perform minor fixes such as repairing broken locks, filling wall gaps, etc.
  • Responds to all maintenance requests within 24 hours.
  • Conducts daily general inspections of assigned buildings. Reports persistent findings of these inspections to Maintenance Supervisor with appropriate recommendations for proactive solutions.
  • Monitors snow accumulation to ensure steps are taken to prevent ice build up on the property.
  • Performs general furniture repair, painting during non-turn periods, general plumbing, some appliance repair, minor electrical repairs, HVAC repairs, and minor carpentry.
  • Performs inspections when units are vacated.
  • Participates in a 24-hour emergency maintenance on-call schedule on a rotating basis.
  • Responds within 30 minutes for emergency calls
  • Works mandatory overtime with no leave approved during the turn period.
  • Escorts contractors onto property.
  • Check functionality of safety systems (fire alarm)
  • Assist with room set-ups and furniture movement.
  • Collaborate with workers and other professionals during renovations.
  • Completes paperwork-i.e. weekly fire panel and vandalism reports.
  • Inspects the building daily.
  • Other duties as assigned.

  • High school diploma or general education degree (GED) required.
  • 1-2 years’ experience – preferred in the areas of residential or student communities.
  • Preference given to candidates with experience including HVAC, plumbing, electrical, etc.
  • Ability to communicate clearly, both written and in speech.
  • Must be punctual, organized, and able to meet deadlines.
  • Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
  • Ability to deal with problems involving a few concrete variables in standardized situations.
  • Able to serve on-call rotation and respond within 30-minutes of campus.
  • Ability to pick up / lift/ move up to 50 pounds.

The noise level in the work environment is usually moderate.
