Job DescriptionJob Description

We are a real estate investor seeking to hire a dedicated Property-Project Manager to join our team. We currently manage a diverse portfolio of properties and are looking for a skilled professional to assist with day-to-day management tasks and support our ongoing acquisitions. During the acquisition phase, you will also act as the General Manager to ensure that renovations are completed efficiently before the properties are leased to tenants or listed for sale.

Compensation:

$52,000

Responsibilities:

Property Management Specifically You Will:

  • Oversee daily operations ensuring properties are well-maintained and compliant with local regulations.
  • Manage tenant relations, including lease agreements, rent collection, and addressing tenant concerns and requests.
  • Coordinate property maintenance and repairs, working with contractors and vendors to ensure timely and quality work.
  • Conduct regular property inspections to identify and address maintenance issues.
  • Prepare and manage property budgets, financial reports, and expense tracking.
  • Market and lease vacant units, ensuring optimal occupancy rates.
  • Implement and enforce property policies and procedures.
  • Handle tenant move-ins and move-outs, including inspections and documentation.
  • Respond to emergency situations promptly and effectively.
  • Stay updated on local property management laws and regulations.
  • Handyman for minor repairs - patch sheetrock, unclog toilets, change circuit breaker, change light bulbs, etc.
  • Meet with the team a few times a week over zoom


Project Management Specifically You Will:

  • Contractor Management: Source, hire, and manage contractors and vendors to ensure high-quality work and timely completion of projects.
  • Budget Management: Monitor project budgets, track expenses, and ensure all projects are completed within financial constraints.
  • Quality Control: Conduct regular site inspections to ensure work meets quality standards and adheres to building codes and regulations.
  • Problem Solving: Address any issues or delays that arise during the renovation process, ensuring projects remain on track.
  • Stakeholder Communication: Maintain clear and consistent communication with stakeholders, including property owners, investors, and team members.
  • Documentation: Maintain accurate project documentation, including contracts, invoices, permits, and progress reports.


Additionally You Will:

  • Assist with our property acquisition units by cold calling potential leads.
  • Assist with our property acquisition units by driving potential neighborhoods looking for depressed properties. 
Qualifications:
  • Proven experience as a Property Manager or in a similar role.
  • Proven experience as a Project Manager in the real estate, construction, or related industry.
  • Strong knowledge of property management principles and practices.
  • Strong knowledge of residential construction and renovation processes.
  • Excellent communication and interpersonal skills.
  • Excellent organizational and time-management skills.
  • Ability to multitask and prioritize tasks effectively.
  • Strong problem-solving and decision-making abilities.
  • Knowledge of local property laws and regulations.
  • Valid driver’s license and reliable transportation that is fully insured. 
  • Has their own smart phone or computer to communicate with tenants and the team.
