Summary:
The Estimator will handle all aspects of the estimating process (preparation, implementation, and presentation of written proposals) for assigned construction projects involving scope of work. They will manage the budget, sub and vendor bids, and material take offs for projects.
Duties and Responsibilities:
- Meet with the Project Manager, salesman, or client to understand the document project objectives and requirements for each project
- Assess contract documents, Request for information, specifications, and proposals data accurately
- Review construction design drawings or blueprints, conduct field visits and gather all material and data necessary to determine scope of work to organize a construction cost estimate
- Ensure project design documents are completed, meet project objectives and requirements, make sure they are delivered on time and are created with the design budget
- Turn budgets and estimates into executable material books and purchase orders
- Assist in preparing and organizing material takeoffs for transition to the Project Management Team
- Optimize job costs by negotiating prices with vendors/sub-contractors through quotations for material/services
- Development budgets and estimated costs as needed throughout the design process
- Maintain files of working documents as back-up for estimating database, including current information on prices from suppliers through direct contact, sales brochures, price lists, etc.
- Project bid and scope work. Collect and review preliminary information from suppliers, subcontractors, and vendors
- Determine project budget for internal and owner review and approval
- Maintain budget database for budgetary pricing
- Identifies labor, material, and time requirements by studying proposals, blueprints, specifications, and related documents
- Resolves discrepancies by collecting and analyzing information
- Work with the purchasing manager to turn all quoted and estimated items into executable items as well as maintain the parts and cost database
- Sit in on pre/post-construction meetings with the sales team, project managers, drafters, and operations
- Establish and maintain relationships with sub-contractors/vendors
- Continuously perform risk management to minimize project risks
- Attend conferences and training as required to maintain proficiency
- All other duties assigned
Required Qualifications:
Education:
High School Diploma or GED
Experience:
1-3 years of construction and/or project management experience
Knowledge, Skills, and Abilities:
Knowledge of:
- Leadership and computer skills
- Strong verbal and written communication skills
- Problem solving and organizational skills, including time management, delegation, prioritization, and multitasking
- Develop, manage, forecast budgets
- Financial analysis and planning
- Knowledge of purchasing and ordering
- Valid driver's license
Ability to:
- Work independently with little direction
- Work under pressure and to meet tight deadlines
- Must be able to establish good working relationship with many individuals including clients, Project Managers, subcontractors, and other vendors
- Proven working experience in design coordination and design-build project management
- Travel frequently (25%)-may be asked to travel to a job site to clarify the proposed job or job site visit during or after the project
Physical Requirements:
- Exposure to characteristic construction site danger if on job site
- Prolonged periods sitting at a desk and working on a computer
- Must be able to lift or move 20 pounds
