Job Summary:

The Pre-Construction Manager role is responsible for project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality standards during project pursuits. The Pre-construction Manager’s responsibilities span a broad spectrum, covering all the areas of preconstruction project management like - Project Planning, Cost Management, Time Management, Quality Management, Contract Administration, and Safety Management.

Duties & Responsibilities:

  • Perform a key role in project planning, budgeting, and identification of resources needed.
  • Assume the lead with confidence on all assigned projects.
  • Lead project pursuits in the preconstruction phase through contract award.
  • Ensure that preconstruction activities move according to a predetermined schedule.
  • Implementing the project work plans and make revisions as and when need arises.
  • Troubleshoot project issues and offer solutions on how to take action and resolve.
  • Communicate effectively with the contractors responsible for completing various phases of the project.
  • Develop a robust system and process for subcontractor solicitation and subcontractor proposal review.
  • Serve as the main point of contact with subcontractors in the preconstruction phase; will handle scope writing and bid analysis.
  • Co-ordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, subcontractors, and Dant Clayton team members.
  • Maintain strict adherence to the budgetary guidelines, quality, and safety standards.
  • Periodic inspection of construction sites during preconstruction.
  • Identify the elements of project design and construction likely to give rise to disputes and claims.
  • Review contract documents when available to identify key risk factors both contractually and from a construction perspective.
  • Participate in the ROM, preliminary, and contractual budgeting process.
  • Participate in initial conceptual designs and shaping plans.
  • Review of opportunities using Go/No Go scorecard
  • Presentation preparations (AIA and others)
  • Provide leadership to Key Projects during the preconstruction phase.
  • Develop and maintain KPI’s.
  • Oversight and leadership for proposal generation
  • Generate initial project schedules in coordination with operations.
  • Serve as a key link with the clients and review the deliverable prepared by the team before passing onto client.

Requirements:

  • Bachelor's degree in civil engineering/construction management or similar field; advanced degree preferred.
  • Must have a minimum of three years of preconstruction experience. Experience in the construction/manufacturing industry is highly preferred.
  • Passion for participating / leading a team that secures new business via a collaborative approach with design, engineering, operations, and project delivery.
  • Must have proven contract review and negotiation experience.
  • Must have hands on experience with sequencing and phasing on construction projects.
  • Must have the ability to effectively analyze and assess site conditions.
  • Must have experience with sales and possess strong customer facing capabilities.
  • Excellent communication skills.
  • Good understanding of the design/build process, delegated design concepts, and an engineered to order business model.
  • Ability to plan and organize a team effort.
  • Must have excellent overall computer and information technology skills.
  • Must be customer service oriented with the ability to thrive in a team environment.
  • Good client management and goodwill building ability.
  • Effective time management and logical decision-making ability.
  • Capacity to handle pressure and consistently meet deadlines.

Physical Requirements:

  • Prolonged periods sitting at a desk and working on a computer.
  • Ability to travel as needed, including driving and/or flying.
  • Ability to safely navigate through construction sites.
  • Must be able to lift up to 25 pounds at times.
