About the Role:
Kiln is expanding across the western United States and over the coming years will engage in numerous new Kiln site construction and build projects. In addition, Kiln will continue to upgrade and maintain its existing sites. The Senior Estimator will oversee the development of scope and budget to deliver new sites and/or renovations on schedule, within budget, and at Kiln’s level of quality. This individual will coordinate with all members of the Kiln Build & Procurement team, third-party architects, contractors, vendors, and other internal/external stakeholders. He/she will negotiate contracts, pricing and deadlines with suppliers and vendors; use risk management procedures to protect Kiln and its stakeholders; monitor and forecast projects, product and vendors to predict and account for financial fluctuations; and, constantly maintain budgets and communicate changes to stakeholders on project outcome.
About You:
You bring a blend of financial acumen and hands-on experience in commercial construction. Your expertise in financial analysis and estimating ensures that every project is precisely budgeted and on track. You excel in value engineering, finding innovative ways to maximize value while minimizing costs. Your negotiation skills with prime and sub-contractors are top-notch, helping secure favorable terms and agreements. You thrive in evaluating projects within their first 90 days, using your keen insights to determine their likelihood of being completed on time and within budget. Your proactive approach and strategic mindset make you a valuable asset in driving our projects forward.
Your Goals and Objectives
- Delivery of new Kiln sites, on time and on budget
- Delivery of renovation projects, on time an on budget
- Execute favorable prime and sub contracts
- Lead value engineering initiatives for all projects
- Continued creative inputs into the Kiln product and build process
- Prepare and perform projects for peak efficiency using the iron triangle, this includes managing and optimizing cost, time, and quality/experience
- Personifies Kiln’s core values and strives to achieve our mission
Major Responsibilities:
- Cost Estimation: Prepare detailed and accurate cost estimates for Kiln’s new location projects, including materials, labor, equipment, and overheads.
- Bid Preparation: Source and present competitive bids, including value engineering options and alternative cost-saving measures.
- Analysis: Review and analyze blueprints, drawings, and specifications to determine project scope and requirements.
- Vendor and Subcontractor Coordination: Solicit and evaluate quotes from vendors and subcontractors, ensuring the best pricing and value for the project.
- Budget Management: Collaborate with project managers to develop and maintain project budgets, tracking costs and identifying potential budgetary issues.
- Reporting: Prepare and present detailed cost reports and estimates for review by senior management and clients.
- Risk Assessment: Identify and assess potential risks and uncertainties in cost estimates and provide recommendations to mitigate them.
- Market Research: Stay informed about market trends, material costs, and industry standards to ensure estimates reflect current conditions.
- Team Leadership: Mentor and guide project managers and support staff, providing training and development opportunities as needed.
Your Background and Expertise:
- 8+ years working in the commercial construction industry
- Experience with traditional office build-outs / tenant improvement
- Strong analytical aptitude and expert proficiency in construction and financial analysis software
- Detailed commercial construction project management and estimating experience
- Creative thinker, with a product development mindset
- Experience building teams, training and developing team members
- Must have strong verbal and written communication skills
- Exceptional organizational and multitasking skills, with comfort running multiple projects simultaneously
- Willingness to travel to support out of state projects
- Demonstrate integrity, dependability, responsibility, accountability, self-awareness, work ethic, and empathy
- Passion and understanding for Kiln’s mission and values
- College graduate with a four-year degree preferred
