Summary


We're looking for an organized and motivated Loan Processor to join our team. We ensure our Loan Officers focus on cultivating client relationships, qualifying borrowers, and finding optimal loan solutions. Therefore, our processors own all administrative and processing duties — setting up files, obtaining documentation, and chasing down conditions — as well as all primary communications with everyone involved in a transaction.


Qualifications


  • Process-driven and able to handle a pipeline of 12-15 active loans and 30-40 pre-approved prospects
  • Honest and transparent, respectful of confidentiality

  • Curious, with an eagerness for continuous learning
  • Able to independently advance loan files through proactive communication with involved parties to ensure timely and efficient processing
  • Thoroughly knowledgeable of all fees disclosed to borrowers
  • Proficient at quickly adapting to and navigating various lender portals and tools, seeking assistance when necessary.


Responsibilities


  • Manage loan timelines and ensure that loans are processed in a timely manner
  • Provide pipeline updates to the loan officer 2-3 times per week with an overview of all active files, and make daily calls/emails/texts to borrowers, realtors, prospects, etc.
  • Follow policies, procedures, and laws to ensure compliance
  • Review 1003s and supporting documentation as submitted by Loan Officers
  • Ensure all fees are properly disclosed on the Loan Estimate (LE) and Closing Disclosure (CD) to maintain compliance and provide transparency
  • Assist borrowers in understanding, retrieving, and completing their loan disclosures
  • Organize and file documentation in electronic loan folders within Encompass
  • Run and understand automated findings, fraud reports, and other verifications
  • Analyze income, assets, and credit
  • Submit clean loans to lenders
  • Order and schedule appraisals
  • Escalate file issues to the lender Account Executive to expedite closings
  • Chase conditions and engage in difficult conversations with borrowers about their file
  • Prepare and provide accurate re-disclosures, as needed
  • Coordinate closing time frame with borrowers, lenders, and escrow
  • Assist in covering vacation time for other Loan Processors


Salary & Benefits


  • Base salary of $50-80,000, depending on experience, plus additional volume-based compensation
  • Health insurance starting on the first of the month following your start date. This includes medical and vision through Regence Blue Cross Blue Shield and dental through Moda (Delta Dental or Willamette Dental). We pay 100% of the employee premium for the base plan (there are three plan levels available). Alternative plans and/or dependent coverage is available as a pre-tax employee expense.
  • Two Flexible Spending Accounts (FSA) are also available starting on the first of the month following start date. Employees are able to deduct pre-tax money for out-of-pocket medical expenses and dependent care costs. Limited rollover of FSA funds from one plan year to another is available.
  • 401(k) with future employer matching contributions
