Job DescriptionJob DescriptionDescription:Essential Duties and Responsibilities:
- Maintain current listings of properties to ensure that all leasing information is correct with quality photos, and posted on all available sites
- Ensure properties, common areas and grounds are always in good condition and create a pleasing experience for guests
- Conduct inspections of units available for leasing and report issues
- Assist in increasing property traffic and leads for potential tenants using social media and other forms of marketing
- Respond to inquiries (guest cards) promptly no more than 24 hours from receipt and follow up with all prospects as needed.
- Record feedback from prospects in property management software and recommend adjustments to Property Operations Manager
- Show units to prospective tenants at properties
- Constantly sell property features and services to prospects
- Screen and process rental applications and submit for approval
- Maintain thorough knowledge of all properties and the market for other competing properties
- Convert at the highest rate possible leads to property tours to applications to executed leases
- Prepare and execute leases and lease renewals
- Monitor and report leasing numbers, reports, and metrics such as vacancies, rent rolls, move-in/outs, collections, and delinquencies
- Ensure portfolio occupancy of available units is maximized
- Work closely with rent collection for timely results and follow up
- Work with Property Operations Manager for timely advertising of new units and notification on upcoming vacant units
- Respond to phone calls, texts, and e-mails in a timely fashion
- Follow and adhere to Company policies, procedures, and guidelines
- Willing to learn the industry and help us maintain and grow our marketplace position
- Attend business meetings and trainings as required
- Perform other administrative tasks and special projects as assigned
Experience (preferred or required):
- High School Diploma required, and/or Associate’s degree preferred
- 3+ years of experience in apartment/property leasing experience preferred
- Ability to work in a time-sensitive role, where tasks must be addressed when received
- AppFolio Property Management Software experience preferred
- Strong working knowledge of Google Docs/Suite and MS Office including Word, Excel, Outlook, and PowerPoint required
- Ability to work weekends is a required
