Buildings Maintenance Director
JOB SUMMARY
The Word Church Buildings Maintenance Director serves the ministry with the responsibility of the buildings and all systems, grounds, parking lots, equipment, housekeeping and building security. This role ensures all buildings are safe, clean, neat and prepared for services and ministry activities. The Director also manages all contractors in regard to renovations and repairs to all facilities. The Word Church Building Maintenance Director duties are broad, but include the items listed below.
ESSENTIAL JOB RESPONSIBILITIES
- Responsible for the opening and closing of all buildings
- Turn on and off lighting, heating and air conditioning systems as needed
- Oversee Facility Operating Expenses
- Order equipment, supplies & inventory while controlling shrinkage
- Manage and implement all renovation projects
- Manage and review all service contracts
- Manage and check work of all outside contractors
- Ensure compliance of all city, state, and federal regulations
- Must be familiar with and ensure compliance of OSHA regulations and standards
- Conduct and document all facilities inspections
- Serve as primary contact for facility related emergencies, which may require evening and weekend work
- Maintain and manage all equipment
- Maintain upkeep and registrations for all vehicles
- Schedules and quality control of all department functions
- Oversee and manage Maintenance and Housekeeping team
- Conduct routine inspections of bldgs., grounds, and equipment
- Perform basic repairs and preventative maintenance on Bldg. Systems & vehicles
- Order equipment, supplies & inventory while controlling shrinkage
- Assist in remodeling projects
- Maintenance of grounds (snow removal, landscaping, etc.)
- Perform painting duties, assembly, supply fulfillment, inventory, etc.
- Conduct set ups and break down as needed
- Report all defects and damages and areas in need of improvement to supervisors
- Communication and supervision of various outside vendors
- General tasks consistent with the daily operation of the word church facility
- Maintain clean and organized work areas
- Other duties as assigned
GENERAL QUALIFICATIONS
- Knowledge of security practices and protocol related to facility management
- Knowledge of the practices, methods, and equipment utilized in facility maintenance, construction, and repair activities; including skills and abilities related to plumbing, janitorial, electrical systems, painting, carpentry, construction and heating and air conditioning systems
- Knowledge of safety practices and applicable regulations
- Must be computer literate with knowledge in all Microsoft Office software
- Strong analytical and problem-solving skills
- Knowledge of the approaches and techniques involved in budgeting, labor relations, contract management, project management, record keeping, etc.
- Capable of coordinating multiple tasks and adjusting to the changing priorities, meeting deadlines, and scheduling
- Ability to multi-task in a fast-paced environment, balance competing priorities and tight deadlines, work under pressure and remain flexible
- Ability to recruit and train others so the church is fully equipped to respond to any need pertaining to grounds and facilities
- Must be able to use discretion and maintain confidentiality at all times
- Understanding of and alignment with the core values, mission and vision of the church
- A vibrant and growing personal relationship with God, with commitment to Christian principles and teachings
