About the Role
Are you an experienced engineer looking to make a significant impact? Under the direct supervision of the General Manager, you will be the backbone of our high-rise residential building, ensuring all facilities are maintained to the highest standards. Your role is crucial in preserving the life of all common area equipment, both inside and out, while adhering to all regulatory requirements.
What You will Do
- Facility Management: Oversee the engineering aspects of our luxury residential facility, including common areas, amenity spaces, and parking garage.
- Cost & Efficiency Analysis: Provide quarterly cost analysis and projections for utilities and maintenance items and conduct energy savings audits.
- Preventative Maintenance: Develop and maintain an automated preventative maintenance program for all building components.
- SOP Implementation: Implement and maintain required maintenance SOPs as directed by the GM and VP of Risk Management.
- Green Energy: Maintain the building’s “green energy” qualifications.
- Inspections: Coordinate and keep current all building component inspections.
- Team Leadership: Supervise the maintenance team and other assigned departments, ensuring top-notch performance through training and development.
- Vendor Relations: Build and maintain strong relationships with outside vendors.
- Contracted Services: Coordinate contracted services and repairs with GM.
- Record Keeping: Keep accurate records of all maintenance requests and their status.
- On-Call Availability: Be available for on-call duties after hours, weekends, and holidays, and respond to emergencies as needed.
- Safety Compliance: Ensure all safety precautions and procedures are followed.
What You Bring
- High school diploma or equivalent.
- 7-10 years of engineering experience, preferably in high-rise facilities.
- Expertise in high-rise electrical, plumbing, stair pressurization, elevators, and mechanical systems.
- Knowledge of safety systems and annual inspections, particularly City of Dallas requirements.
- Experience with elevator systems, fire pumps, safety systems, and trash room/compactor operations.
- Familiarity with Building Link and Vantaca building management software.
- Ability to manage building systems during ongoing condo construction and partial occupancy.
