Job Summary

The Community Sales Coordinator is responsible for facilitating and coordinating the of sales of new and used properties within the regions’ communities. The Community Sales Coordinator will play an active role in the sales from the point of presale advertising to closure of a sales and process’ in between. This professional will be involved in various projects pertaining to sales and hold the role of a liaison between Managers and potential homeowners in the Indianapolis area.

The correspondence between this professional and prospects includes but is not limited to phone calls, text messages, e-mail and social media interaction and at times in person interaction. Online, digital print and physical print is to be created, maintained and deliverable via website and other approved online platforms and the physical delivery of flyers and promotions to residents and or prospects. This may include physically walking around the communities to meet with prospects and providing tours on foot. He or She will be expected to ensure compliance with all federal, state, and local procedures, regulations and Fair Housing Laws.

Individual will present progress updates to their supervisor on a regular basis. With each Sale, this individual is to be the driver of the sale process of homes from presale to final closing.

Essential Functions

  • Sell new and used inventory at prices set by Regional Managers
  • Lease available rental inventory to approved prospects
  • Act as a liaison between onsite community management and prospective buyers coordinating home showing appointments
  • Help create the ultimate customer experience for prospective homebuyers including a feature/benefit analysis of the manufactured homes and community while conducting personal product tours
  • Places effective advertising as directed by supervisor
  • Provides onsite community management with approved marketing materials in both print & digital formats
  • Lead generation of prospects and turning them into tenants
  • Creating sales agreements which may include calculation of sales tax.
  • Screening prospective buyers based on company policy, as needed.
  • Answer phone calls in a courteous and professional manner
  • Track and follows up with all prospective residents
  • Communicates policies and procedures of application process and financing to prospects
  • Partners with finance companies to manage the loan pipeline and proper sales documents between finance companies, prospect and said community
  • Assists with clearing loan conditions in a timely manner
  • Collaborates with onsite community management team members to ensure accuracy of knowledge of current/upcoming inventory
  • Developing an in-depth knowledge of the competitive marketplace, including product, site, local community, sales, advertising and demographics
  • Accomplishing required administrative tasks accurately, expertly, and in a timely manner, while handling priorities
  • Additional duties as assigned by Supervisor
  • Duties are subject to change and evolve as appropriately determined by Management

Required Knowledge, Skills, Abilities

  • Proficiency in Microsoft Office Suite, Adobe and Monday.com software products
  • Must be self-motivated team player
  • Excellent oral and written communication skills
  • Ability to learn and be proficient with Sales and Leasing
  • Excellent organizational skills, time management, problem-solving, multitasking, attention to detail and follow through skills
  • Ability to manage and prioritize multiple projects simultaneously
  • Outside of regular business hours scheduling may be required for special promotions and events or prospective buyers with an atypical work schedule
  • Strong customer service and sales skills with a proven history of success
  • Ability to work in a fast-paced environment
  • Positive attitude, self-motivated, resourceful, professional and capable of achieving goals
  • Ability to self-generate sales through outreach and marketing initiatives

Required Education, Certifications/ Licenses, Related Experience

  • High School Diploma or GED
  • Prior Sales Experience and/or training preferred

Physical Job Requirements

  • May involve walking around multiple communities

Travel Requirements

  • May be required to different communities within the region up to 5 times a week
