POSITION PURPOSE:

The role of the Project Manager is to fully manage all phases of the project including maintaining client relationships, schedules, budgets, and profitability through project completion.

JOB DUTIES AND RESPONSIBILITIES:

  • Overall responsibility for project.
  • Estimate and Bid Project
    1. Perform quantity surveys.
    2. Procure subcontractor and supplier proposals.
    3. Build and present estimates in final form with the assistance of the project executive.
    4. Draft and present proposals to potential clients.
  • Establish and Monitor Project Budget
    1. Create a detailed project budget based upon estimate and owner contract
    2. Publish project budget to RedTeam and distribute to project superintendent and accounting.
    3. Monitor project budget throughout project and address any potential cost overruns.
    4. Make all decisions regarding spending on the project
  • Manage Owner Contract
    1. Receive and process any requests for proposals and/or supplemental instructions.
    2. Create and track required change orders to owner contract.
    3. Create and track monthly progress billings to owner.
      • Establish and gain approval of project schedule of values
      • In conjunction with accounting track and disseminate required lien waivers and other supporting documents
  • Subcontracts and Purchase Orders
    1. Create, process, and track all subcontracts and material purchase orders for project.
      • Ensure subcontracts and purchase orders are issued in a timely manner to not delay progress on the site.
      • Ensure that executed contracts and/or purchase orders are uploaded in the subcontract module of RedTeam.
    2. Review, code, approve, and route subcontractor and material vendor invoices not less than weekly to accounting
      • In conjunction with accounting assure that payments are not issued to vendors not having proper documentation supporting invoices and progress applications.
    3. Receive, review, and otherwise process via RedTeam all subcontractor and vendor change order requests
  • Project Documents
    1. Overall responsibility for the input of information into RedTeam for the benefit of all parties
    2. Receive, review, process, and disseminate all project drawings, specifications, reports and revisions thereto.
      • Project documents should be maintained in a current state in RedTeam and made available to all parties.
      • Communicate via RedTeam any updates to project documents.
    3. Create in conjunction with the superintendent any required Requests for Information.
      • Track and manage RFI’s in RedTeam to keep all parties apprised of who’s responsible for responding.
      • Disseminate final responses to all necessary parties
    4. Receive, review and process all material and data submittals.
  • Owner/Architect Communications
    1. Serve as the main point of contact for the owner’s project manager and/or the project design lead
  • Overall Project Schedule
    1. Create and update, no less than monthly, a project master schedule.
    2. Communicate master schedule and updates to owner
    3. Assist superintendent with notification of subcontractors who are not maintaining the project schedule
  • Adheres to all federal, state, and local laws and regulations as they relate to the construction environment.
  • Responsible for having a valid state-approved driver’s license.
  • Responsible for transportation for traveling to and from project sites as directed.
  • Performs additional duties as assigned as this list does not reflect all the duties and responsibilities of the Project Manager.

  • Working knowledge of OSHA rules and regulations
  • Ability to read and interpret design drawings.
  • Efficient in all aspects of the scheduling process
  • Ability to apply concepts of basic algebra and geometry.
  • Possess working knowledge of local and federal laws and regulations which govern construction.
  • First Aid/CPR Certified preferably.
  • Ability to read and analyze construction documents.
  • Proficient in Microsoft Office, Construction, and Business Software

Education:

Bachelor’s degree in a related field (Construction, Business, etc.) is preferred. An equivalent combination of training and work experience (5 years or more in the multifamily construction industry)

Experience:

5+ years of experience working in the construction industry.

Minimum 5+ years of construction experience in a project management role working on various construction projects ranging from but not limited to commercial, warehouse, industrial, multifamily, student housing, and hospitality.

SUPERVISORY RESPONSIBILITIES:

Supervises field personnel in conjunction with the COO.

Provides input in performance reviews.

Recommends disciplinary action.

WORK ENVIRONMENT:

  • This position will be mainly in an office environment.
  • This position from time to time involves work at a construction site where duties will be performed both indoors and outdoors
  • The employee may be exposed to all weather conditions (rain, wind, snow, heat, cold, hail, sleet, etc.) and around moving mechanical parts
  • The employee is occasionally exposed to hazardous chemicals, dust, dirt etc.
  • Required to use personal protective equipment to prevent exposure to hazardous materials while on a construction site.
