We are a well established multifamily operator experiencing exciting growth with over 600 units under management. We are looking for a Maintenance Technician of a 120 unit recent acquisition in Lawrence to join our team. The community will be undergoing significant upgrades to deliver an excellent product and experience to all residents. We utilize cutting edge available technology advantages to empower our Maintenance team to succeed at creating a top-of-the-line community experience. Job Requirements

Must have a High School Diploma or equivalent. Trade school preferred.

  • HVAC certified is a plus
  • Requires a minimum of 3 years general maintenance experience and at least 6 months of apartment maintenance is preferred.
  • Must have experience in Electrical and Plumbing
  • Must be willing to work on weekends and on-call duty as scheduled.
  • Must use and carry a company cell phone to conduct company business only.
  • Requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment), climbing ladders/stairs, and walking on rooftops.
  • Requires manual dexterity sufficient to operate small-motorized equipment ( i.e. repetitive hand/wrist, griping and elbow motion).
  • Must be able to complete tasks wearing appropriate safety equipment (i.e. back belts, goggles, masks, gloves, etc.).
  • Must be able to read, write in English at intermediate level
  • Requires public contact and strong interpersonal skills (both verbal and written).
  • Must be able to apply common sense understanding to carry out instructions and plans.

Technical Requirements:

The Maintenance Technician must demonstrate a basic understanding and knowledge of general maintenance, carpentry, painting, refurbishing, plumbing, electricity, appliances and HVAC in both theory and practical application.

Physical Demands and Requirements:

Able to physically perform the following duties for prolonged periods of time:

Unassisted lifting up to 50 pounds
Bending
Walking
Kneeling
Stretching
Able to work on step ladders or extension ladders up to 30 feet

Able to work in confined spaces, indoors and outdoors in all climates, and unclean environments with fumes, dust and poor ventilation while adhering to company safety requirements and programs

Able to perform all duties in a safe manner at all times

Essential Duties:

The Maintenance Technician is responsible for the following activities. These activities are not inclusive. However, they are indicative of the types of activities normally performed by a Maintenance Technician.

  • Effectively communicate with residents, guests, visitors and staff
  • Conducting all community maintenance work, service requests, punch-outs, building inspections and preventative maintenance
  • Ensuring that all work has been completed in a safe, prompt and professional manner
  • Communicating with managers about demonstrated concerns of the community
  • Preparing maintenance reports and other job related documentation
  • Maintaining inventory of equipment, tools and supplies
  • Serving as a role-model for maintenance staff by following all policies and procedures
  • Presenting an appearance appropriate to the image of the Manager and the community
  • Completing additional duties as described by the Maintenance Supervisor or Assistant Maintenance Supervisor

Maintenance Responsibilities:

The Maintenance Technician must have the ability to install, service, replace and repair the following items in a responsible and professional manner that meets industry standards.

These responsibilities include but are not limited to:

Vinyl and ceramic floor covering

  • Wall molding
  • Caulking
  • Countertops and cabinets
  • Window screens and blinds
  • Interior and exterior doors
  • Electrical circuits, receptacles, breakers, switches and fuses
  • Light fixtures
  • Appliances such as stoves, microwaves, dishwashers, refrigerators, washers and dryers
  • Toilets, sinks, vanities and disposals
  • Clean and inspect hvac systems
  • Organize and monitor storage rooms
  • Rodent control
  • Snow removal
  • Stair treads and cove base
  • Fencing
  • Gutters, down spouts and connecting hoses
  • Minor drywall damages
  • Sub flooring, wall studs and floor joists
  • Removing bulk trash (including appliances)
  • Clearing drains and sewer lines up to 4"

Qualifications:

  • High school diploma or equivalent
  • Must have the basic proficiency of reading and writing of the English language.
  • Minimum one year full-time maintenance experience
  • Willingness to perform all required tasks
  • Demonstrated knowledge of work safety habits
  • Ability to professionally represent the company
  • Supply basic tools as customary for maintenance work
  • Maintain a valid drivers’ license and reliable transportation
  • Able to work on-call and extended hours (including after hours and weekends)
  • Bilingual in English and Spanish is desired

Job Type: Full-time

Pay: $23.00 - $32.00 per hour
