Key Responsibilities:
Administrative Duties:
- Collaborate daily with the Lead Maintenance Supervisor to oversee and coordinate the workflow of all maintenance tasks, service requests, and special projects.
- Organize and maintain necessary reports and documentation on a daily basis.
- Complete and manage make-ready checklists and all required maintenance paperwork.
Maintenance and Safety:
- Execute all necessary repairs and enhancements to apartment units prior to resident occupancy by adhering to the make-ready checklist, which includes:
- Installing window treatments
- Repairing drywall
- Sealing windows, sinks, toilets, and bathrooms
- Touching up paint
- Replacing light fixtures
- Assist in the upkeep of grounds, communal areas, and amenities by performing tasks such as litter collection, pressure washing walkways and pool areas, painting curbs and signage, and conducting general cleaning as required.
- Change locks and ensure all gates function according to safety regulations and property policies.
- Support preventative maintenance efforts and participate in special projects as necessary.
Resident Interaction:
- Accept and promptly address service requests from the work order log, ensuring thorough completion.
- Maintain a positive customer service attitude and a proactive approach at all times.
- Distribute notices and communications to residents as required.
Qualifications:
- A minimum of 6 months of relevant experience and training is required.
- Heating, Ventilation, and Air Conditioning (HVAC) Certification is preferred.
- Certified Apartment Maintenance Technician (CAMT) certification is advantageous but not mandatory.
- Renovation experience is a plus.
- Candidates must successfully pass a criminal background check and drug screening.
