Leasing Renewal Coordinator

Responsibilities
The primary function will be to assist the with all aspects of the renewal processes. Job responsibilities will entail:

Core Responsibilities

  • Prepare, complete and track lease renewal offers and renewal leases
  • Handle lease rate negotiations
  • Coordinate tenant transfers
  • Promote positive resident relations with exceptional customer service
  • Track lease expirations, move out reasons and gather feedback from residents
  • Provide assistance regarding lease renewal information to residents
  • Resolve tenant lease questions or issues
  • Follows up with investors, agencies, owners, and tenants to ensure compliance
  • Review Initial Tenant Income Certifications accuracy and ensures they are complete and still within 120 days
  • Ensures prospective tenants move into apartments in a timely and compliant manner
  • Answer phones and assist tenant with inquiries
  • Review regulatory agreements to ensure proper lease forms are created and that correct rents are charged
  • Creates leases using the correct regulations and the rules of the building
  • Coordinate lease signing with prospective tenants
  • Meet with prospective tenants and thoroughly explains terms and conditions of the lease
  • Implement tenants move in procedures in conjunction with the specific procedures of the building
  • Analyze and update spreadsheets, ensuring accuracy of the data, such as vacant unit status reports
  • Analyze reports for compliance and accuracy and resolves any compliance issues discovered

Requirements

  • Bi-lingual (English-Spanish) mandatory
  • The ideal candidate would have 2+ years of administrative experience in residential real estate and/or property management
  • We are asking for the candidate to have at least 1 year of LIHTC certification experience and have Section 8 package completion experience.
  • Rent Stabilization experience required
  • Excellent customer service skills
  • Experience with Microsoft Suite
  • Ability to work independently and within a team environment
  • Detail oriented, excellent time management and organized
  • High school Degree or equivalent with some college
  • City fheps package/ Fheps packages experience completion preferred
  • Able to multitask and work independently
  • Remain extremely organized and be able to meet multiple deadlines
