Job DescriptionJob Description

General property maintenance specialist needed to maintain the operation of all RJ Smith companies facilities and properties as required to meet department responsibilities.

Qualifications:

At least 4 years commercial building maintenance experience or commercial general contracting experience.

Valid Virginia Drivers License in good standing.

Able to Prioritize tasks, and communicate in positive, concise manner.

Advanced critical thinking and problem-solving skills.

Organizational and Time management skills.

Basic knowledge of Microsoft Office, primarily Outlook and Excel.

Knowledge:

Working knowledge of trade with background in maintenance of commercial facilities.

General experience in all aspects, handyman in all areas, carpentry, electrical, plumbing, etc.

Able to manage sub-contractors as needed for tasks that cannot be done in house.

Responsibilities and Duties:

Maintain all physical buildings and structures, either in-house or hiring sub-contractors to complete tasks.

Establish, plan and implement preventative maintenance schedules and inspections on HVAC, plumbing, electrical, etc.

Coordinate, organize and complete daily tasks assuming responsibility for proper documentation for assigned work orders and procurement of supplies.

Assume responsibility for daily directives as given by appropriate managers.

Maintain effective and positive relations and rapport with assigned department and with all other areas of contact.

Adhere to all OSHA safety standards.

Equipment Knowledge needed:

Power tools, drills, saws, hammer, man lifts, scaffolds, ladders, etc.

Pickup Truck and tool trailer. 

Physical Requirements:

Pushing, pulling, bending/stooping, reaching above shoulder, climbing ladders, etc.  Lift/carry up to 75 pounds.

 

Working hours are 7am to 5pm, some times this may vary depending on task and urgency of a repair and timeframe.
