Job Description

Job Title: Preventative Maintenance / Pool Operator

Reports To: Property Manager

FLSA Status: Non-exempt

Summary: Responsible for the swimming pool operations, including the enforcement of pool rules and regulations and follows a preventative maintenance checklist by performing the following duties:

Essential Duties and Responsibilities include the following. Other duties may be assigned by the Property Manager. Monday through Friday, Saturday’s as needed.

SWIMMING POOL OPERATIONS:

· Prepares pool for daily opening.

· Opens/Closes umbrellas and arranges patio furniture as needed.

· Washes down pool tables and chairs and disinfects pool deck and shower areas.

· Cleans pool area bathrooms (if applicable) and ensures that there are adequate supplies (soap, toilet paper, paper towels)

· Empties pool skimmers; skims top debris from pool on a daily basis and as needed; vacuums pool on a daily basis and as needed.

· Tests pool water at least 3 times per day or as instructed, adjusts chlorine and pH levels, and records results in a log under the Supervision of the Service Manager.

· Sweeps pool deck and patio areas and keeps the grounds around the pool clean and free of debris and litter.

· Empties pool/bathroom trash cans as needed.

· Waters poolside and community flowers.

· Checks for pool passes and maintains a resident usage log (If applicable). Ensures the safe operation of the pool by monitoring and enforcing all pool rules and regulations. Promotes resident retention and goodwill through professional, courteous, and respectful treatment of all residents using the pool area.

· Reports any mechanical problems to the Service/Property Manager

· Reports any disruptive behavior to the Property Manager

· Closes the pool as weather warrants.

 

 

 

PREVENTATIVE MAINTENANCE:

 

· Repairs minor plumbing and lighting issues, boiler and HVAC preventative maintenance, and other related maintenance and preventative maintenance activities.

· Cleans buildings and grounds as instructed by Manager, including sweeping, mopping, scrubbing, vacuuming, raking, trash removal etc.

· Maintenance written logs (boiler logs, move-in and move-out inspection reports, HVAC logs, etc.)

· Accompanies outside vendors throughout the property (pest control, alarm/fire system testing, etc.)

· Notifies Service/Property Manager about need for major repairs or problems with lighting, heating, and ventilation equipment, etc.; Notifies Manager of lease violations and resident complaints.

· Assists the Property Manager and, if applicable, the property’s Maintenance Supervisor as instructed, including with maintenance service requests, work orders, unit turnovers, delivery of property notices, scheduling of contractors, maintenance, and repair of pool (if applicable), and other business needs.

· Assists the Property Manager as instructed with other business needs.

 

 

Supervisory Responsibilities: This job has no supervisory responsibilities.

 

Preventative Maintenance Schedule: The preventative maintenance schedule must address all of the following categories within the community – some may only be applicable due to design and equipment requirements at various communities.

1. Community Inspections as directed.

2. Building Interior and Exterior including Painting

3. Grounds Cleanup

4. Safety Features for rooms as required.

5. Plumbing; checking for leaks, running water

6. HVAC and other systems; replacing filters, clean coils.

7. Lighting; replace light bulbs.

 

Painting: Some maintenance workers will be assigned light painting (interior and exterior) and carpentry as a primary duty, but they may also be called upon to perform any other maintenance tasks as assigned by the Property Manager and, if applicable, by the property’s Maintenance Supervisor.

· Stand / Sit

· Walk

· Use hands and fingers to handle and reach.

· Must be able to occasionally lift and/or move up to 25 lbs. (i.e., pool vacuum cleaner, lounge chairs, poolside tables and umbrellas) and must occasionally lift and/or move up to 40 lbs. (i.e., buckets of pool chemicals).

· While performing job duties, the employee is frequently exposed to outside weather conditions, wet and/or humid conditions, moving mechanical parts, high and precarious places, fumes or airborne particles, risk of electrical shock, vibration, and loud noises.

· The employee is occasionally exposed to toxic chemicals (pool chemicals).

· The noise level in the work environment is usually moderate.

· Swimming Skills: The pool attendant is NOT a lifeguard; however, he or she must be a competent swimmer.

· Attendance/Punctuality: Is consistently at work and on time.

· Customer Service and Interpersonal Communication: Contributes to building positive relationships with residents through professional, courteous and respectful demeanor.

· Quality and Quantity: Demonstrates accuracy and thoroughness and monitors own work to ensure quality. Also meets productivity standards and completes work in a timely manner. Observes safety and security procedures.

· Reasoning Ability: Ability to apply “common sense” judgement and understanding to follow instructions provided in written and oral communication.
