• Shift: 1st: Mon-Fri 8a-5p

Description: Provide prompt and courteous response to customer and tenant requests relating to building operating issues. Any issues relating to HVAC, lighting, plumbing or electrical service. Operate Building Automation System to maintain building operating systems at peak performance and efficiency.

Responsibilities:• Provide prompt and courteous response to all tenant requests within the guidelines set for the maintenance department.
• Perform all phases of preventive maintenance and major repairs on all mechanical equipment and HVAC equipment. Troubleshoot, repair, and maintain HVAC equipment such as air handling units, controls, pumps, condensers, evaporators, cooling towers, distribution piping, steam traps, and other system components.
• Responsible for the provision of services around mechanical services, including but not limited to changes, additions, inspections, installations and maintenance. Ensure that adequate inventory of spare parts for all equipment is maintained.
• Operate, monitor, and adjust HVAC systems to control temperature and humidity in office space and computer/telecommunications rooms.
• Test and maintain chemical balance in open and close loop HVAC water systems for optimum efficiency.
• Respond promptly to after-hour emergencies and building system problems. Anticipate and respond quickly to snow removal requirements.
• Provide emergency repair to kitchen equipment when deemed necessary to limit disruption to vendors operation. Service kitchen plumbing and steam systems and equipment. Assist outside contractors with mechanical, electrical and kitchen repairs.
• Maintain records of scheduled testing and inspections performed as required by Fire Marshall for annual review.
• Responsible for the provisions of service in the area of electrical services, including but not limited to changes, additions, repair, inspections, installations and maintenance through in-house or contracted service.
• Monitor and operate building facility management system and lighting control system. Test fire protection, fire alarm system, emergency generator, impairment plan and UPS system to ensure reliability.
• Responsible for the provisions of services in the area of plumbing services, including but not limited to pumps, valves, piping, regulators, drain systems and controls.
• Maintain and administer maintenance work orders assigned through 360 CMMS. • Make observations and recommendations on equipment for the purpose of improvement and/or cost savings.
• Conduct required testing and inspection as required by various governmental agencies.
• Monitor and makes necessary repairs to parking structure. Lamp and fixture replacement, HVAC in executive parking area, sprinkler and fire and safety system.
• Participate in employee moves, office set up and furniture relocations.
• Assist with, participate in, and follow all current emergency procedures, including evacuations, life safety alarms, and inclement weather alerts as necessary.
• Interface with contractors to oversee most of the projects they are working on.
• Steps in to oversee the operation when management is out of the facility.
• Perform other functions as assigned by management


Basic Qualifications: High School diploma or GED
Other Requirements:
• 3 years building maintenance experience. Experience includes ability to use power tools, ability to repair audiovisual equipment, plumbing, HVAC, and lighting systems. Grounds equipment experience includes usage and maintenance of snow blowers and lawn mowers.

Environment/Physical demands:

• Lifting weights up to seventy-five pounds, physical activities and/or strength, mobility, manual dexterity and agility required to perform the job effectively.
• Use hand and power tools and maintenance equipment effectively.
• Stand, walk, sit, use hands to handle, or feel.
• Reach with hands and arms.
• Climb or balance occasionally on ladders.
• Stoop, kneel, crouch, or crawl.
• Talk or hear.
• Working near moving mechanical parts;
• Working in high, precarious places; potential exposure fumes or airborne particles with proper personal protective equipment,
• Some loud noise exposure with the proper personal protective equipment.
• The job incumbent provides various maintenance services relating to the enhancement/improvement of building systems and safety operations.
• The job incumbent must work in a collaborative manner with a variety of departments to fulfill requests and ensure a safe and comfortable working environment. While performing the duties of this job the employee is required to perform physically demanding tasks such as snow shoveling and heavy lifting of furniture and equipment.
• The employee must also understand the spoken word and respond verbally.
• The employee must be able to understand the written word and must be able to respond in kind.

• Basic knowledge of OSHA regulations such as PPE, equipment safety, safety hazards etc.
• Ability to monitor weather forecasts and adjust HVAC equipment accordingly to conserve utility consumption and maintain comfort levels.
• Ability to operate computer equipment and facility management software systems.
• Ability to operate hand and power tools and basic computer skills

• Good oral and written communications skills to follow instructions and perform assigned duties.
• Ability to efficiently execute work orders and assigned tasks with a minimum of supervision.
• Ability to direct the work of others especially contractors.
• Stationary Engineering Degree or Certification
• OSHA 10 or 30 Hour Training Certification"
