Location: Katy, TX or Richmond, TX
Job Type: Full-time, Contractor
Salary: Starting at $20 per hour
Work Hours: Monday - Friday, 8:00 AM - 5:00 PM
Job Description:
We are seeking a dedicated and experienced Property Manager to join our team. The ideal candidate will have a minimum of 3 years of experience in managing a diverse portfolio of properties, including single-family homes in subdivision lots, apartment communities, duplexes, and commercial real estate properties. This role requires a strong background in accounting, ideally supported by an accounting degree, and a commitment to working in our office in Katy, TX or Richmond, TX.
Key Responsibilities:
Property Management:
- Oversee the daily operations of various properties, ensuring all properties are well-maintained and compliant with local regulations.
- Handle tenant relations, including addressing and resolving complaints, processing lease applications, and conducting lease renewals.
- Coordinate maintenance and repairs, ensuring timely and cost-effective solutions.
- Conduct regular property inspections to ensure upkeep and compliance.
Accounting and Financial Management:
- Manage property budgets, including preparing and maintaining financial reports.
- Oversee rent collection, manage accounts payable and receivable, and handle financial discrepancies.
- Reconciliation daily; monthly reconciliation with bank statements.
- Prepare and present regular financial reports to property owners and stakeholders.
- Ensure compliance with all financial regulations and standards.
Administrative Duties:
- Maintain accurate and organized records for all properties, including lease agreements, tenant communications, and maintenance logs.
- Assist in the preparation of marketing materials and strategies to promote vacancies and attract new tenants.
- Support property acquisition and disposition processes, including due diligence and financial analysis.
Qualifications:
- Minimum of 3 years of property management experience, preferably with a mix of residential and commercial properties.
- Strong accounting background; a degree in accounting or a related field is highly desirable.
- Proficient in property management software and Microsoft Office Suite (Excel, Word, Outlook).
- Excellent communication and interpersonal skills.
- Strong organizational and multitasking abilities.
- Knowledge of local property regulations and laws.
