Job Description: As a Property Manager, you will be responsible for overseeing the day-to-day operations and management of a portfolio of properties. You will ensure the properties are well-maintained, tenants are satisfied, and financial goals are achieved. This role requires strong organizational skills, attention to detail, and excellent interpersonal abilities to effectively interact with tenants, property owners, and service providers.

Key Responsibilities:

• Tenant Relations:

  • Respond promptly to tenant inquiries, concerns, and requests.
  • Facilitate lease agreements, renewals, and move-ins/move-outs.
  • Enforce property rules and regulations in a fair and consistent manner.

• Property Maintenance:

  • Coordinate maintenance and repairs, ensuring timely completion and quality workmanship.
  • Conduct regular property inspections to assess condition and identify areas for improvement.
  • Oversee landscaping, cleaning, and other routine property upkeep.

• Financial Management:

  • Prepare and manage property budgets, including operating expenses and capital improvements.
  • Collect rent and other payments in a timely manner.
  • Ensure accurate financial reporting and maintain records of property expenses and income.

• Vendor and Contractor Management:

  • Obtain competitive bids for services and negotiate contracts with vendors and suppliers.
  • Supervise contractors and service providers to ensure work meets established standards.

• Compliance and Legal:

  • Stay updated on landlord-tenant laws and regulations.
  • Ensure properties comply with safety and building codes.
  • Handle legal issues related to leases, evictions, and property inspections.

• Asset Enhancement:

  • Identify opportunities to increase property value through renovations or improvements.
  • Implement strategies to maximize occupancy and rental income.

Qualifications:

• Proven experience in property management or real estate administration.
• Strong understanding of property maintenance and financial management principles.
• Excellent communication and negotiation skills.
• Proficiency in property management software (e.g., Yardi, AppFolio) and MS Office Suite.
• Ability to multitask, prioritize, and manage time effectively.
• Bachelor's degree in business administration, real estate, or related field preferred.
