Job DescriptionJob Description

Responsibilities will include but are not limited to management and execution for all warranty work for new construction homes for Westridge Builders. HANDYMAN and CARPENTRY skills ARE A MUST. Warranty project management specifically includes quality control, customer service, scheduling, budget management, punch list completion, subcontractor/supplier communications and general responsibilities to cover any needed miscellaneous tasks. General office and model home maintenance, upkeep, remodeling, and miscellaneous tasks.

· Home Warranty

o Collect, manage, and execute the completion of all punch lists.

o Meet with homeowners for walk-thru’s and as needed.

o Really dig into the details. Learn all aspects of the job in exact detail.

o Review Contract, Plans, & Spec’s as needed to learn all the facts.

o Collect notes, send emails, update Buildertrend on a regular basis.

o Create and send all work order requests using Buildertrend.

o Maintenance of all subcontractor communication and timely work completion.

o Quality Control / Attention to Detail

o Manage and maintain budget/spending. Minimize all expenses always. Detail any back-charges & communicate this to all parties.

· Customer Service

o Make customer communication a top priority.

o Document your customer calls and meetings as needed with email using Buildertrend.

· Miscellaneous

- Handyman and Carpentry skills required.

o Billable Hours – Keep track of and turn in billable hours as much as possible. The end goal being approx. 20 hours/week of billable hours.

o Model Home Maintenance & Upkeep – Inspect model homes on a regular basis and keep everything in excellent, presentable condition. This includes but is not limited to the lawn and landscape, model flags, model signs, cleanliness, punch list items, heat and A/C, furnace and April Air filters.

o Support the Project Managers as needed with misc. projects.

o Office – General maintenance, upkeep, remodeling, and miscellaneous tasks.

o Calendar – Create and keep MS-Outlook calendar current and maintain all schedule dates for everything here so that it can be viewed and shared by other team members. Schedule out as far as possible always.
