  • Oversee, coordinate, and manage the operation, maintenance and repair of all residential building systems which include:
    • electric interior and exterior lighting and light bulbs replacement, plumbing, appliances, entry-way gate system, audio/video, security, HVAC, generator, irrigation, Crestron home control systems, Wi-Fi network
    • swimming pool, swimming pool and equipment, hardscape, roof, siding, decks
    • lawn, hedges and hedge beds (Spring pre-emergent treatment, mulch and periodic weeding), trees (limb maintenance and pruning and Spring mulching), beds along driveway and along road Spring pre-emergent treatment, mulch and periodic weeding), flowers and flower beds (mulch and periodic weeding),
    • planting, maintenance, weeding vegetable garden, raspberry beds, fruit orchard
    • weekly recycling cans to top of driveway
    • individually perform tasks above and other requested tasks which may include menial labor.
    • Oversee and manage Forestry Management Plan – file forms each year in July and submit firewood receipts by September
  • Act as point of contact, prioritize, schedule, and supervise all contractors and vendors to complete maintenance and repairs on the property.
  • Source, evaluate bids and select outside contractors and vendors including electricians, plumbers, maintenance services, landscape services, painters, etc. based on an analysis of best value for cost of services.
  • Organize and negotiate contracts and budgets, including coordination, selection of vendors, negotiation, and securing bids.
  • Procure materials necessary for conducting maintenance and repairs.
  • Responsible for all deliveries to and from Property including all UPS, Fed-ex, US Postal other shipped items.
  • Package items for shipment to UPS or Fed-ex and transport to drop-off center.
  • Create and update Property House operation manuals which includes list of each vendor currently (or recently) used and contact information for each vendor.
  • Recruit, schedule and supervise household staff for home, grounds, maintenance when needed.
  • Vehicle Management – ensure that registration and insurance cards are located in each car’s glove box and dispose of old documentation. Manage the organization's operation and maintenance family motor vehicles. Make service appointments and deliver and retrieve car from service center. Supervision and hands-on of maintenance, repairs, registrations, inspections, periodic cleaning and detailing, and transportation.
  • Transport vehicles to and from airport – can use Uber
  • Provide occasional shopping services for goods and services.
  • Regularly procure goods and materials (e.g., cleaning supplies, tools, etc.) that are required to complete job. Debit card will be provided for purchases.
  • Daily vacuuming and resetting of fireplaces in house during winter.
  • Assist in managing care of family dog which includes dog walking, overseeing physical activities and overseeing /coordinating dog training activities.
  • Provide occasional maintenance support for Condo (mother-in-law).
  • Generally, work Monday through Friday, 9 00 am – 5 00 pm but will be flexible to accommodate owners work schedule (e.g., may need to stay late in the evenings or work on weekend day to manage project or meet with owner)
  • Provide daily email summarizing: Daily Activity (what was accomplished that day or what Projects are still in process) and Activities or Projects to be scheduled.

 

Daily Activities

  • Walk Property Daily to survey for downed branches, trash by road pickup, pest infestation in vegetable garden/fruit trees.
  • Performance of any indoor or outdoor maintenance functions requiring attention.
  • Outdoor grill may need cover replacement and cleaned periodically.
  • Fire-places to be cleaned and reset.
  • Dog care – take outside periodically.
  • Check trash and recycle in kitchen, great room, billiard room, pool house and garage.
  • Check for cardboard and boxes for recycle collection.
  • Check for packages to be mailed vis Fedex, UPS or USPS.
