The Leasing Agent plays a crucial role in the operational success of a multifamily property by being the frontline in leasing activities. Reporting to the Property Manager, this position requires a highly motivated, sales-oriented individual with excellent customer service skills. The Leasing Agent is responsible for leasing units to prospective tenants, ensuring the property maintains high occupancy levels, and assisting in marketing efforts.

Key Responsibilities:

  1. Leasing and Tenant Recruitment:

  • Conduct tours of the property with prospective tenants, showcasing the features and benefits of living at the property.

  • Process rental applications, conduct background and credit checks, and ensure all leasing documentation is completed accurately and timely.

  • Negotiate lease terms and conditions, ensuring they comply with property standards and legal requirements.

  1. Marketing and Promotion:

  • Assist in developing and implementing marketing strategies to attract new tenants, including digital marketing, social media, and traditional advertising channels.

  • Prepare and distribute promotional materials and participate in local community events to increase property visibility and attract potential tenants.

  • Maintain updated knowledge of the local rental market, competitor properties, and trends to effectively position the property in the market.

  1. Occupancy and Retention:

  • Maintain accurate and up-to-date availability reports, actively working to minimize vacancy rates.

  • Implement tenant retention programs and initiatives to improve tenant satisfaction and reduce turnover rates.

  • Assist in resolving tenant issues and concerns, aiming to provide a high level of customer service and maintain positive tenant relations.

  1. Administrative and Reporting:

  • Keep detailed records of leasing activities, including inquiries, tours, applications, and lease signings.

  • Report leasing performance and trends to the Property Manager, providing insights and recommendations for improving leasing effectiveness.

  • Ensure compliance with fair housing laws and other regulatory requirements in all leasing practices.

  1. Collaboration and Support:

  • Work closely with the Property Management team to ensure a smooth transition for new tenants moving in and existing tenants renewing their leases.

  • Collaborate with maintenance and property staff to ensure units are ready for move-in and that the property remains attractive and well-maintained.

  • Participate in team meetings and training sessions to stay informed of property policies, procedures, and goals.
