The Property Manager will oversee customer service, residents' needs, marketing / leasing, maintenance and care of physical plant, rent collection, accounts payable, essentially all geared towards achieving budgeted occupancy and customer retention goals.

Role and Responsibilities:

  • Effective Communication skills
  • Lease luxury apartment homes
  • Marketing through outreach campaigns and social media platforms to maintain a high level of prospective residents
  • Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information and marketing data
  • Manage resident's needs within the framework of the lease agreement to ensure resident satisfaction
  • Rent collection and posting in accordance to company policies; keep accurate records of all community transactions and submit on timely basis (i.e. rent rolls, delinquency reports, move-in/move-outs)
  • Maintain physical and aesthetic characteristics of the community to ensure optimal appearance and curb appeal
  • Provide direction to maintenance and leasing team members and sub-contractors
  • Hire leasing/maintenance staff as needed
  • Strong knowledge and processes relating to maintenance production, supplies, inventory, and productivity
  • Process new applications and approve qualified applicants
  • Rent collection, rent ledgers and petty cash records
  • Pursue delinquent rents and evictions and provide required information to Collection Company
  • Supervise resident relations and enforce all community rules and regulations
  • Prepare to work hand in hand cooperatively with other team members executing renovations

Qualifications:

  • 4+ years of Property Management experience in multi-family residential properties
  • Proven success building and maintaining strong relationships with residents, team members and employees and senior management
  • Ability to think and act independently within a fast paced, high pressure, multitask driven environment
  • High level of integrity, confidentiality and honesty
  • Portray professionalism that reflects well on organization and property
  • Accurate and professional written and verbal communication including the ability to communicate with all levels of Executive/Senior staff and customers
  • Strong organizational and planning skills
  • Experience using standard office software including proficiency with Microsoft Office ® Suite
  • College degree preferred but not a requirement
  • Bilingual in Spanish is a plus
  • Must possess a strong working knowledge of multifamily property management, leasing, rent
  • Collections, eviction procedures, accounting principles, and property safety.
  • Must have a demonstrated mastery of sales, marketing, financial and management skills.
  • Must have excellent verbal and written communication skills.
