Lai Loa -  New Condominium Property in Wailea

Looking for  Maintenance Manager

Reports To: AOAO Board President or designee, Site Manager and Management Company representative

Position Summary:

  • Primary grounds and buildings maintenance specialist for luxury condominium project in Wailea
  • Supervisor of all maintenance staff and activities for 15 residential buildings, one amenity center and building (includes pool, spa facilities, fitness and dining areas) and one maintenance building on a ~13 acre site.
  • Member of two-person management team with Site Manager.

Responsibilities:

  • Read and know the Employee Handbook, House Rules and governing documents.
  • Physically work on a daily basis, averaging 6 hours in field, 2 hours planning and organization.
  • Assign projects to third-party crews and get them started each day. Supervise the accurate and timely completion of crew’s work.
  • Inventory control of all maintenance materials, supplies, and tools.
  • Maintain Amenity Center building including pool, spa and facilities.
  • Proactively enact and follow preventative maintenance procedures.

Qualifications:

  • Supervisory and organizational skills required.
  • Grounds, buildings, property and equipment maintenance knowledge and skills required.
  • Able to carry out tasks in an efficient and thorough manner in accordance with quality standards as set forth by Board of Directors.
  • Minimum of 5-10 years of hotel or condominium resort grounds / building maintenance experience or an equivalent amount of experience in related areas.
  • Must be able to safely lift 75 pounds.
  • Experience with pool maintenance and Hawaii State testing and reporting requirements.
  • Good interpersonal skills

Requirements:

  • Valid driver’s license with a current clean abstract.
  • Basic paperwork and computer skills.
  • Able to work and communicate with other employees, guests, and owners in a pleasant and professional manner.
  • Available for full-time work schedule.
  • Pool Certification- cleaning and Balancing Chemicals
  • Perform all other duties as required by management.

Hours, Pay and Benefits:

  • 8 hours/day, 5 days per week (exact days to be determined) occasional emergencies after hours.
  • Salary commensurate with experience and qualifications.
