Title:                Senior Management Analyst/Task Manager

Location:          Washington, DC Metro

Description:  Alfonso & Associates seeks a Project Manager for Facilities to join its Facilities Support Services Practice Group located in the National Capital Region (NCR). The Project Manager is responsible for organizing and coordinating the day-to-day facility operations and procedures in order to ensure organizational effectiveness and efficiency as well as provide CAFM application administration support services:

·       Working knowledge of AutoCAD and databases required for viewing, interpreting, and maintaining infrastructure and facilities-related Design Intent Drawings (DIDs), Construction Drawings (CDs), and As-Built Drawings.

·       Provide direct facility management support to Client.

·       Assist in the design of new and existing office policies/procedures to improve facility management and operations. 

·       Respond to, manage, and resolve facilities based requests, complaints and queries from stakeholders

·       Maintain facilities administrative system including but not limited to weekly auditing of floor plans and support the processing daily facilities tickets

·       Plan, supervise, and monitor renovation project execution

·       Provide relevant and timely status reports to all stakeholders in written and verbal formats

·       Develop statements of work and other supporting documentation for projects

·       Perform risk assessments and recommend risk mitigation plans for projects

·       Research, analyze and provide recommendations for resolving issues impacting project execution

·       Coordinate and monitor the routine maintenance and service of furniture, appliances and physical structures

·       Provide support to any electrical and mechanical systems in use

·       Provide support for development and implementation of existing and new CAFM project strategies, objectives, and goals.

·       Provide CAFM database maintenance. Maintenance will include working in identified databases to collect, update and validate client space, personnel, and maintenance data

·       Respond proactively and reactively to long term and short term fiscal tasks

·       Existing knowledge base of Federal Government funding processes.

·       Existing knowledge base with Washington Headquarters Service (WHS) and the General Services Administration (GSA) for project and funding submissions, routing and awards.

·       Existing experience with WHS and GSA systems (Maximo, PBS Portal, eRETA, Rent on the Web)

·       General knowledge base of Federal leases issued by the GSA.

·       Existing knowledge base of commercial construction methodology, building codes and ABA and ADA guidelines.

·       Existing knowledge of physical security requirements and electronic security systems and their relation to infrastructure requirements.

·       General knowledge of state permitting requirements.

·       General experience with diesel generator systems and DEQ compliance.

·       General experience with large scale battery backup systems (UPS).

·       General experience with large scale mechanical, electrical and plumbing (M.E.P.) systems.

·       Strong construction management knowledge.

 

Requirements:

·       Bachelor’s degree preferred in Engineering and/or Business, +5 years of relevant work experience

·       U.S. Citizenship

·       Must be able to obtain Public Trust Government Clearance.  A U.S. Government Secret clearance is desired.

·       Proven track record of success working with civilian and DoD stakeholders

·       Demonstrated ability to perform complex tasks with minimal supervision

·       Strong work ethic with a “can do” positive attitude

·       Solid organizational skills with a laser-focused eye for detail

·       Consistently proactive approach to progress and improvement

·       Excellent written and oral communication skills

·       Ability to work in a fast-paced environment, communicating actively and clearly with stakeholders and leadership

·       Expert proficiency with MS Office software suite and proven ability to read blue-prints (construction drawings)

·       Experience with facilities design and operation required.  Knowledge of CAFM system (ARCHIBUS, MAXIMO, TRIRRIGA, etc) preferred

·       Knowledge of the areas of the facilities life cycle, including design, construction, renovation, and space management
